Since my return to Long Island in November of 2012, I have actively pursued the Notice of Default Propertie in my neighoods that I am marketing. Dix Hills, Melville, Huntington, Huntington Station have hundres of homeowners that are either choosing to forclose or trying the D.I.Y approach.
If you are not following the procedures that the bank requires you will most likely not qualify for a loan modification, exspecially in the above areas. Why? the above market is not defaulting like Nevada, California, Arizona, and Florida. During my door to door marketing campaign I touched base with 10 percent of the 300 homes 1 owner received no cooperation from his lien holder.
He was kind enough to provide me with his mortgage company, I called the hardship department and I obtained more information once I identified myself as a Realtor than the owner did in the last 3 years. (Crazy right?) I love what I do (sometimes we work for free..) which is fine as long as the owners are happy with the level of advice and service you share with them. I hope this owner will no be able to obtain the modification he so deserves and will be able to remain in his home until his son graduates from high school in 2 years. After the 2 years I hope this owner will thank me with an opportunity to list his home. Above and Beyond is what it's all about for me.

This program is designed to assist homeowners who have a second mortgage that my be interfering with the refinance, short sale or modification of their first mortgage. It is expected that homeowners will extinguish their second lien as a result of this program through a combination of funds contributed by both Nevada's Hardest Hit Funds and the participating servicer (your servicer is the company that you make your mortgage payments to each month); the maximum amount that Nevada's Hardest Hit Funds will contribute toward second mortgage lien relief is $16,600.00 per dwelling. In order to receive the full benefit, the participating servicer must contribute $0.60 for every $0.40 contributed by Nevada's Hardest Hit Funds.
