BOCA RATON & DELRAY BEACH WATERFRONT REPORT

WHAT IS THIS ALL ABOUT?
This is a new keeping targeted directly at keeping you updated on the rapidly changing waterfront home market in Southern Palm Beach County.  And specifically, the "Gold Coast" of Boca Raton and Delray Beach, including Pelican Harbor (www.pelican-harbor.com) .

With 145 waterfront (ocean access) properties now available in the southern Palm Beach County market (Boca Raton and Delray Beach), and 50 either sold or under contract since January 2009 alone, it is clear that sellers are getting realistic about their pricing, and buyers are showing renewed interest in the strong value pricing they are seeing.

Here you'll find some of the nicest homes available anywhere, many at prices offering the best values in years.  With miles of ocean access property, this area offers what may be the best opportunity for waterfront home ownership and some of the best boating water anywhere.  From where I sit, as the summer temperature heats up it sure looks like interest in waterfront and boating property is "heating up" right along with it. so I hope to provide some direct insight into this highly desirable market. 

What you won't see here are the stats for condos, since there are so many available and the market is so different that it will take a totally different Blog to cover that market.

WHAT IS "BOATING" PROPERTY?
Most people consider "boating property" as homes where you can keep a boat in the water with access to the ocean.  Of course that means access to the rest of the waterfront as well, including the restaurants and watering holes that dot the shoreline in our area. So this is my area of interest and where I will concentrate my efforts to bring you the most accurate and up to date information possible. 

WHAT ARE THE NUMBERS?:
With145 homes for sale on the waterfront, anyone's dream of owning a waterfront home could be closer to becomming true then ever before.  In fact, there are currently 44 properties for sale between $399,900 and $999,900.   And 47 are for sale between $1,000,000 and $1,999,900.  And of course, there are the one of a kind exclusive estate properties, in this case 53, listed from $2 million to $24 million.

I have included ocean front property in this area of interest, even though it may not actually be suitable for boats.  But the chance to live right on the sand has to be included.

"I THOUGHT THE MARKET WAS DEAD"?
Not by a long shot!  Forget what you hear on the news. The market for South Florida waterfront property is getting stronger every day as more sellers continue to price their property correctly for today's market.  In fact, there are 50 homes either SOLD or under contract since January 2009 alone.   Selling prices range from a real bargain at $244,000 for a home on "fixed bridge" water to a one of a kind custom mansion at $21.9 million.

SO WHAT, WHO CARES??
There will not be any more waterfront here.  Period! The dream of a waterfront home for you and your boat has eluded many for years as desirable property prices rose out of reach for many. But now with prices at a realistic level, the dream can come true for savvy buyers who take advantage of and know good value when they see it. There will always be new suburban developments miles from the water, but not so for waterfront.  What we have is what we are going to have.
