Preparing to List Your Home....

As we approach one of the most active times in the real estate market...despite the present economy people are still buying and selling homes...it is important to have realistic expectations.

The key to successful marketing of your home is a joint effort between you and your real estate professional, you both need to be able to communicate openly about expectations and goal.  Be open to what is really happening in your market, real estate isn't national it is local, make sure your agent knows exactly what is going on in your market.

The three major components to the sale of your home are location, condition and price.  You have control over condition and price so focus on ensuring that your home is in the best condition and set a realistic price. 

The market right now changes on a daily basis so you need to be willing to change with those conditions in order to get your home sold. Create the time line for getting your home on the market; get all of those little touch-ups completed; have your home and carpets professionally cleaned while you concentrate on packing away those things that you are not using, be sure that every room has a purpose and, if necessary and one is available to you, have your home staged (I am sure your agent has one).  It is the little things that will make a difference.

By following your real estate professionals advice you will get your home sold for the best price and in the shortest amount of time.

Agreed! Now is the best season to sell your home, before prices decline any further! The most important thing you need to realize is that BUYERS determine the final sale price of your home - not you and not your agent! So, you need to look at your home through the eyes on a non-emotionally attached buyer, compared to the other properties currently available for purchase. So, make sure you home is in the top 10 percent of condition and the bottom 30 percent of price per square foot - and your home will be the FIRST ONE TO SELL!
