Highlight your home's strengths with a few basic home staging strategies that cost little but have a dramatic impact. The goal is to create a compelling, inviting space that encourages home buyers to imagine their own furniture and effects in your home.

    Clear the Clutter
It can be tough to see the beauty of a home if it's cluttered with personal memorabilia, furniture, accessories and paper. Prepare your house for staging by clearing away all of your clutter.

Get rid of any stacks of paper, shopping bags, magazines or boxes you may have accumulated over time. You don't want to give potential home buyers the impression that your home lacks storage, so find a logical home for your personal items or get rid of them. You will have to sort through all those items for your move anyway, so you might as well do it before home buyers start touring your home. If you can't find the time to cull through the excess, rent a storage unit to hold your items.

If you have a collection or themed room, now is the time to neutralize it. You may love that collection of pigs, but potential home buyers may not feel the same way. Help them see the wonderful refuge your home can be by removing most of your collectibles or themed items so they can see your home's true appeal. The same applies for themed rooms; remove anything that is too specialized or theme-related from your rooms.

    Spruce it Up
Cracks in your walls, ceilings and door facings may seem inconsequential to you but they are red flags to home buyers. Once your house is cleared of clutter, walk through your home making note of any cracks, chips or flaws that need to be repaired. Fix those items and then give your house a thorough scrubbing. Pay particular attention to cleaning windows and light fixtures since they help to brighten your home and make it welcoming to home buyers. Remember to give a little attention to doors, baseboards and light switch plates since they can get grimy.

Paint walls with neutral colors such as beige, taupe, gray and tan. Those colors are ideal because they don't detract from your home's selling points. Few things make a house look more sparkling clean than freshly painted white door trim, facings and window sashes. White trim contrasts nicely against neutral walls, creating a pleasing and clean look for your home.

    Add Splashes of Color
While keeping clutter to a minimum, do hold on to special pieces that may warm up a room. A few strategically placed throws, a bowl of colorful fruit and a few plants can keep your home from feeling sterile or uninviting.

Staging your home isn't complicated and doesn't have to be expensive. Just take some time to shine a spotlight on your home's best features and you'll be well on your way to attracting house hunters.
  • Remodel Your Bathroom To Help Sell Your Atlanta Home

Posted Under: Home Selling in Atlanta, Remodel & Renovate in Atlanta, Design & Decor in Atlanta  |  January 1, 2013 9:31 AM  |  1,397 views  |  2 comments
If the kitchen is the heart of the home, the bathroom is the retreat. It's the place people go to wash away the day's stress and prepare for the day ahead. Master bathrooms, in particular, can be spa-like oases designed to pamper and cleanse. With all that is expected of luxury homes for sale in Atlanta, it's no wonder that updated, luxurious bathrooms can influence a home buyer's decision.

When considering the level of remodel to undertake in your bathroom, check with your Atlanta real estate agent as to what features will best sell your home. If extensive remodeling is required, you will want to use a contractor who can ensure that water, gas and electrical lines are properly tended.

    Flooring
For an updated, spacious look, choose flooring tiles that are similar in tone and texture to the room's shower tile. A variety of flooring options can help set the mood without seeming overly personal or obtrusive. Unique flooring such as concrete tiles and rectangular ceramic tiles can lend a custom feel to your bathroom.

    Counters
With just about every material type available for bathroom counters, it may be difficult to choose. Again, to create a spacious feeling, choose bathroom counters that are similar to the flooring and shower tiles. That near-monochromatic look engenders an airy, calm feeling. Options include traditional granite tiles in varying styles, colors and finishes, more porous stone tiles such as limestone and soapstone and engineered stone tiles that are more durable.

    Furnishings
Options for bathroom furnishings are endless. If space permits, keep bathtubs free standing from showers. Fixtures in showers and tubs can run the gamut, so choose them to enhance the feel of the room.

Pedestal sinks often replace vanities to create a cozy feel but keep in mind that storage is important. If you are eliminating a storage-rich vanity in favor of a pedestal sink, find another way to add storage back into the bathroom.

A more modern and popular take on bathroom vanities are sleek cabinets topped with vessel sinks. These are good options since it achieves a fresh look without sacrificing storage.

    Cabinets
Bathroom storage is a significant selling point, so maximize your cabinetry while keeping in the overall style and ambiance of the bathroom. If cabinets need to be updated, reface them, refinish them or replace them. Adding legs to the cabinetry makes them feel more homey and furniture-like.

    Walls
As with the rest of your house, keep walls neutrally colored to entice home buyers and enhance your home's selling points.

    Lighting
Variable lighting is a good choice in a bathroom since it will be used for a number of purposes. Home buyers will want strong lighting for applying make up and shaving, but dimmer lighting for a relaxing bath.

    Accessories
If space allows in your bathroom, add some spa touches such as comfortable slipper chairs, high-end molding and fluffy display towels.
  • How to Choose a Piece of Atlanta Real Estate with Resale in Mind

Posted Under: General Area in Atlanta, Home Buying in Atlanta, Home Selling in Atlanta  |  September 11, 2011 4:20 AM  |  2,308 views  |  No comments
Whether you are purchasing a home as an investment or plan to eventually move up, a home with resale value is a good choice. We have a list of some of the factors to consider when choosing a piece of Atlanta real estate with resale value in mind.

    Location

Location is a key factor in Atlanta real estate, especially if you are selecting a home for resale value. Avoid houses on busy streets or near airports. Instead, opt for a home in a quiet neighborhood – perhaps with a park nearby. A home on a cul-de-sac or close to a school is usually one that rapidly increases in value as well.

    Nearby Amenities

Convenience is another factor influencing resale value. Homes that are within reasonable distance from shopping, schools and other popular amenities are usually the ones that sell the best. And while you don't want to choose a home too close to a major road or highway, easy access will make your home that much more valuable.

    School District

The right school district is a must if you are choosing a piece of real estate for resale value. If you are uncertain of the best districts where you are moving, ask your Atlanta real estate agent or others who live in the area for their advice. You can also check online for test scores and rankings for the school districts in the area where you are moving.

    Size of the House

The largest house on the block is not usually the one that goes up in value the quickest. When you are shopping for Atlanta real estate with resale value in mind, look for a moderately-sized home within the community, without extensive special features that quickly skyrocket the price of the property.

    Number of Bedrooms

While you don't want the biggest house on the block, you do want the maximum amount of bedrooms you can afford. The more bedrooms you can offer, the more versatile your home becomes to families of all sizes. Bathrooms are another amenity where more is really more.

Resale value is an important asset in a home. With these tips, you can choose the neighborhood house with the greatest resale potential.

  • East Cobb - One of Atlanta's Most Popular Suburbs

Posted Under: In My Neighborhood in Cobb County  |  October 6, 2009 5:40 PM  |  2,192 views  |  No comments
With no zip code or specific cities to call its own, East Cobb largely consists of unincorporated Marietta as well as a sizeable portion of unincorporated Roswell - no part of East Cobb technically falls within incorporated city limits. Largely noted for its lovely homes, picturesque parks and top-rated public schools, East Cobb claims some of the most expensive real estate in the country, with the average home price exceeding $300,000. Ask Roswell and Marietta residents where they live, and you will probably hear "East Cobb" over the city they actually live in, as members of the East Cobb community are very proud of where they live.

In addition to beautiful homes and excellent education, East Cobb is conveniently located to Downtown Atlanta and offers fishing, kayaking, tubing, camping, hiking, canoeing and picnicking thanks to the Chattahoochee River, its Recreation Area and the 40+ parks that make their home in East Cobb. All of these elements and attributes contribute to East Cobb's popularity and robust real estate value.
