MLS Sales Data for Week Ending 9/13/09

Pending sales from Dorrington through Murphys jumped up an additional 10 escrows to 35 this week, from the previous week’s total of 25 pending sales. Here’s how they stack up this week; 8 pending sales in Dorrington, 20 pending sales in Arnold, 2 pending sales in Forest Meadows, and 5 pending sales in Murphys. Out of the total 35 pending sales, 22 (62.8%) are non-distress Private Sellers, 4 (11.4%) are Short Sales, and 9 (25.7%) are REO-Bank Foreclosures. The aggressive ‘fire sale’ pricing by the banking industry continues to erode non-distressed values. Private ‘non-distressed’ Sellers that are motivated are having to resorting to very competitive pricing in order to compete for the Buyers.
