What's going on in Stoneybrook at Venice you ask?
I am a resident in Stoneybrook at Venice, a Lennar community, and, as with many newer developments, Stoneybrook has suffered with the devastating market decline. I'm an active participant at community meetings and I listened to residents asking management again and again what was happening to the community with so many homes on the market and concern for property values and so many short sales and properties unoccupied and not maintained etc., etc. There were no answers at the time and no one stepped up.
As an owner and a resident in Stoneybrook, I have a vested interest in the stability and growth of the community. As a real estate professional, I have the knowledge and means to be able to answer many of the questions that residents are so desperate to know. Several months ago, I developed a book of information that includes active, pending and sold listings in the community. I note the lisitngs that are short sale or REO and highlight information such as days on market and price changes. The purpose is to inform residents of sales activity and also let them know what properties are on the market so that they can be pro-active and tell friends and family locally and up north what properties are available for purchase in this family-oriented community.
I believe that if we can come together as a community and work together to bring in buyers who can purchase a lovely home in a short sale or competitively priced, we can slowly rid the community of unoccupied, unmaintained properties and watch it grow and become the vibrant and viable community which it was intended.
The book is a success and now includes other real estate information including chinese drywall, what is a CDD, and other interesting reading that I research in my day. Residents feel more involved and have a better knowledge of the real estate goings-on.
