Thoughts on the Birmingham Real Estate Market, Spring 2013
If you are thinking of purchasing a home this year, here is some information
that may be helpful.
The market has changed rapidly this year. Homes are selling much quicker, and your
selection will be limited if you have specific requirements; i.e, finished basement, pool,
second bedroom on the main level, a garage up and down. The more specific your
requirements, the harder it will be to find the home you want. Also, in many cases,
that home will have multiple offers or be sold in days.
This is also happening with foreclosures of which we do not have a lot on the
market anymore.  Having said that, it will take patience to find you that perfect
home. When and if your agent finds it, do not hesitate to make an offer if it
fits 90 to 95% of your requirements.Â
Of course, it is still early in the year. And we hope to have more listings as
prior to the end of the school year when most families decide to move.
It is a good idea if you are thinking of purchasing this year and do not have a
home to sell to work with a mortage professional to get pre-qualified on what
you can afford. Also, do some homework on where you want to live, i.e., school
district, commute to work, prior to contacting an agent.
