    The following Schedule of  G or PG movies start at 10:00am every Tuesday and Wednesday during the Summer Family Film festival. Tickets and seating are first-come, first-served and are limited to theatre capacity. You can pick up tickets at the Box Office the day of the show.

    Below are the stats for Simi Valley Moorppark Home Sales for 2009 through August 31st.

    The active number that is provided by the MLS is deceiving in that all the homes in escrow are included in that number.  Currently there are only 161 single family detached homes for sale in Simi Valley and 81 attached homes (condo/townhomes).  If you look at the chart below the MLS shows 347 homes.  The difference is 186 homes that are in escrow.  Two issues are important to consider.  #1 - Inventory is still extremely low.  Low inventory creates competition among buyers.  #2 - We are averaging 80 closed single family detached sales in Simi Valley each month.   This ratio of escrows to closings has prevailed for more than 6 months.  This means that 106 of those escrow will not close.  I will be posting more on these numbers at HomeBuysBlog.com later this week.  

     Looking over the last 6 months there is more stability going on than recovery on the homes under $450,000.00  The higher end homes have their own set of issues that have more to do with price related to condition.  I post a market report each month, you can look through the other reports to see the trends, just remember the actives are weighing that number down with a large proportion of properties in escrow.  Simi Valley Market Reports

    A question was asked on how long can someone stay in a foreclosure.  Pre foreclosure they can stay through the entire process.  After the Foreclosure happens, well watch my YouTube response and hopefully you will have a better understanding of the issues related to occupancy.  This is for CALIFORNIA.  Not sure how it is done in other states and since I don't work in other states I can only comment on the california process
