Â Â AsÂ RealtorsÂ and residents of Southwest Austin, we have a vested interest in the divisive debate unfolding about whether to build SH 45 SW or Keep Mopac Local.Â After all, this impacts property values, commute time, quality of lifeâ€¦all major factors in our line of work.Â In June, we joined a standing room only group of concerned citizens who met to discuss the proposed SH 45 SW extension of South Mopac Expressway to FM 1626. Austin City Councilmember Laura Morrison was the featured speaker, along with several other city employees.Â

Â Â Morrison explained that SH 45 SW is not part of the City Councilâ€™s comprehensive plan, â€œImagine Austinâ€ and that in 2010 the Council voted that SH 45 SW should not be included in the Capital Area Metropolitan Planning Organizationâ€™s (CAMPO) long range plan. At this point, CAMPO and Texas Department of Transportation (TxDOT) are spearheading the drive to build SH 45 SW, not the City of Austin.Â
Circle C RanchÂ residents and the groupÂ Keep Mopac LocalÂ expressed concern about proposed traffic increases and air quality decreases throughout Southwest Austin if SH 45 SW is built, particularly on Escarpment Blvd and near the Veloway and the Wildflower Center

Â Â Â There was a lengthy discussion about the environmental impact of building such a large roadway over this region, described as â€œextremely sensitive landâ€ under which theÂ Edwards AquiferÂ stretches from Kyle to the Colorado River and is the sole source of drinking water for over 50,000 people.Â City employees stated that there will be a full federal review of the environmental impact of SH 45 SW (likely a 3-5 year process).
Â Â There was a small but vocal contingent ofÂ Shady HollowÂ residents at the meeting who asked specifically about relief for the traffic on Brodie. Residents of this community have long been promised traffic relief when SH 45 SW is built from groups likeÂ SH45now.org. However Morrison shared that CAMPOs own modeling suggests that even if SH 45 SW is completed, traffic on Mopac will increase, and there will only be a small decrease in traffic on Brodie Lane in Shady Hollow.
