Is My Overland Park KS Tax Assessed Value The Same As What I Can Sell My Home For?

I recently filed an appeal on my home's tax assessed value.   When I went in to the Johnson County Kansas tax appraiser's office to present my evidence of  my appeal, I happened to ask the representative if they were experiencing a large number of appeals.  Interestingly, he indicated not as many as you would think  given the significant number of home values declining when placed on the open market for sale. renjith krishnan-freedigitalphotos.net

BUT...a large number of those that had appealed their most recent real estate tax assessments were appealing NOT to get their assessed values lowered but to get their values increased.   Why would you do that when your taxes are likely to increase.  Hmmm...that just doesn't make sense or does it? 

It is not uncommon for me to have a Seller or a Buyer automatically determine that the value of their Overland Park home that they are considering selling or buying is the amount of the assessed value shown on the public tax records.   Buyers will especially attempt to use the tax assessed value to argue that the list price of a home that they are considering making an offer as to is overpriced when the assessed value is less. LISTEN UP BUYERS, THIS IS NOT HOW TO ARRIVE AT AN EDUCATED OFFER PRICE.  An educated Seller and Buyer will know differently.

Fair Market Value for your Overland Park KS home  is not the same as the tax assessed value.  Sure, there are times when a home will sell for the tax assessed value.  But not because they are the same thing.   An tax assessment is not the same as a private appraisal that is specific to your home and the amenties that your home offers. 

There are pieces of evidence that you can use to appeal your home's tax assessed value if you believe it is too high. An experienced Overland KS realtor will be able to guide and educate you with the best value of your home.  Not the County.  But to appeal your Overland Park KS home's tax assessed value to get the value up because you believe that this value of your home is a direct correlation to what a buyer will pay for your home probably does not make sense.
