· Livermore newest listings in the past 2 weeks. It’s still a hot sellers market. Multiple offers, bidding wars, 1% to 10% over asking in most cases, buyers paying sellers closing costs, as-is sales, tons of cash investors, FHA very tough to get accepted. 100% non contingent offers (which I’m not a fan of i would never have a buyer remove all their contingencies and have no way out of a contract before doing their due diligence on a home and my two cents is listing agents who are doing this are taking advantage of buyers desperation and it’s not right) but that’s the name of the game right now........short sales and REO's have slowed to a trickle. We're back to 75% of the market being private party equity sales.  remember just 7-8 years ago what happened? The element of desperation im seeing in buyers is exactly what we saw in the mid 2000's! My advice to a buyer? Hi Steve, thanks for the write up.. this is really helpful.. I have been checking brand new homes for the couple of weeks and the prices are like cray.. each day 10k.. this is ridiculous.. Meanwhile I checked the Montage Ivy Shea homes today and I liked the Carmel and Belmont plans. They are listed at 557k and 608k.. is it a good buy in today's market considering its location and school? Please advise.
