Realtors say sellers may believe theyâ€™re being helpful by following buyers and their agents around a home during a showing, commenting on every room and answering questions â€“ but often they inadvertently kill the deal.
Experts say buyers find it uncomfortable to comment about changes they would make to a property with the seller standing there, and they also become suspicious about the reasons for the â€œhard sell.â€
When circumstances arise that make it impossible for the seller to leave during a showing or inspection, they should stay out of the buyerâ€™s way, going upstairs when the buyer is downstairs and vice versa. They also should not communicate with the buyer or his/her agent to avoid misunderstandings, allowing their agents to answer questions instead.
Buyers want to be able to open cabinets, doors, look over the home carefully.Â They donâ€™t feel comfortable doing so when the owner is in the home right there at their feet.Â When the home owner is there it makes the buyer very uncomfortable.Â The buyer likes their privacy also.Â Once I had a couple absolutely get turned off about a home just because the homeowner was in the home when we walked up.Â They absolutely refused to see the home and asked me to tell the homeowner â€œnever mindâ€ about the showing.Â This couple did purchase a home with me as their realtor, however it was a home that they felt totally comfortable with.Â Sellers, please let the realtors do their jobâ€¦sell your house.Â We all want the end result...to have your home sell.Â
One other very strong suggestion, please do not leave your jewelry and money sitting around in the house when you are selling your real estate.Â I was just showing a house today where the seller left her anniversary band sitting on the kitchen counter.Â I quickly covered the diamond ring with a wrapped cookie that was also on the counter when the buyers came into the area.Â When we left I then removed the cookie again so the homeowner could easily find her valuable item when she returned home.Â
