    While reviewing questions on Trulia, I recently found a question regarding who if anyone pays taxes on homebuyer rebates offered by USAA.

    The answers to this question are interesting, mainly from the perspective of not seeing a conclusive answer about who pays taxes on what appears to be an IRS taxable income event for a buyer receiving the rebate.  Our lack of a conclusive answer is mirrored in blogs and chats on the subject elsewhere on the Internet.  The only concrete answer is found from agents in the few states where home buyer rebates are absolutely prohibited by law.

     

    Now, I have another question.  It's apparent that USAA isn't the only lending institution now offering buyer rebates.  Credit unions are now offering them and other banks are now offering them.

     

    Within the last 2 years, NAR successfully fought off legislation that would have allowed banks to essentially become real estate brokerages.  It seems to me that the banking industry is, in a sense, using the buyer rebate program to gently nudge back into real estate in a more intimate way than just arms length.  In a sense, through the buyer rebate program, banking is winning over the Realtor® community and assimilating it into the banking community.  

    Does anyone feel that reliance upon lender sponsored home buyer rebate programs might eventually pose a risk to the independence of the real estate brokerage community?
