If you wait for this point you may not get to the point that you have a buyer.

Fresh paint is inexpensive and a real sales saver. Make sure to use mild colors of a neutral palette. Paint the baseboards and the trim, too to get the best effect. The house will look clean and well maintained, which will give the buyer the impression that the house is well cared for in general.

The ceilings are surprisingly important in the whole scheme of things. Apparently, textured or popcorned ceilings don’t show well and should be changed if possible. The same goes for old, discolored wallpaper. If the rest of the house looks good, change the wallpaper out for simple paint.

Bathroom caulk is cheap to buy and will make a big difference in the general look of the bathroom. It can be purchased in ready-to-use tubes with applicator tips built in.

Any leaks should be fixed. It will be expensive to repair the roof if it needs it, but many buyers will walk away from a sale where there is water damage. Where there is possible mold there can be health problems associated with it, so this must be repaired.

If you are unsure of what repairs should be done before selling, you can pay a home inspector a nominal fee to tell you exactly what should be fixed. It will be worth it in the long run.
