    Anyone in the Real Estate industry will tell you June is a busy month!  So, lets look at how you as a seller can increase your chances of selling your home still this month.  But first, some things should know...  The typical first-time home buyer is in their 30's according to the NAR 2010 profile of home buyers and sellers.  These same buyers most likely have school age kids so they will be looking for single-family homes.  Once school is out in June, these buyers are serious about finding their new dream home before August (when school starts.)   

    What does this mean for sellers?  You have more serious buyers looking to buy, BUT you will also have a lot more competition as the # homes for sale tend to increase this month...  

    So what can you do to stand out from the competition AND attract these fresh new buyers?  Rev up the marketing this month!!  I'm not only talking about having your Realtor do this, believe me he/she is already working hard to bring in potential buyers.  If you're serious about selling your home, you have to be aggressive in marketing the inside and outside of your home, especially to the pre-qualified buyers your Realtor brings in!  Ask yourself the following questions below and you'll have a good idea on what your chances are of selling your home quickly...

    FYI, any buyer in your home is a good prospect...you already have what they're looking for (size, location, etc.) now show them WHY they should buy it!

    1. Does the curb appeal look inviting to buyers driving by (over 85% of buyers do this today!)  If not, trim bushes, put down new mulch, add color, etc. If the outside looks dull, they will assume the inside is just as dull...

    2. What do buyers think or feel when they first walk in to your house?  It's hard to be objective of your own house because it's personal, so if you have a brutally honest friend or know a friendly home stager (ahem) in Indiana, ask for feedback...

    3. Will the paint color in your home scare or bore buyers?  Only 10% of buyers have the ability to see potential in a home...don't make them think too hard, show them how they can make it their own home by painting it a neutral or soft color that is inviting to ANY buyer. 

    4. Does your house look spacious?  Remember, we are selling SPACE in Real Estate, not the stuff inside it...which means anything extra that is hiding valuable space (i.e. that spare recliner in the corner or the oversized couch blocking the view, etc.) needs to go if you are planning on taking it with you anyway. 

    5. Does your home speak to buyers and what is it saying?  "Hi, don't you just love this 1989 wall paper I'm wearing, you're not thinking about removing it are you...that will be a lot of work, you should leave."  Or "Hi, I've got a fresh new coat of paint that just brightens up this room and I'm holding just enough furniture and beautiful accessories that makes you want to sit down and stay doesn't it?"

    June is a GREAT month to make things happen...whether your home is already listed or is about to go up for sale, REV UP your marketing and get it SOLD soon!

  • Why you shouldn't Stage your home to sell...

    There are a lot of misconceptions about what home Staging is, especially in Fort Wayne where it's still somewhat of a new concept to many home owners.  People that do know what it is wonder how effective it is and whether it's worth the investment. 

    Today's housing market isn't what it used to be...homeowners need a competitive edge to sell their home and Staging is truly the ultimate "secret" to getting an offer fast and ensuring top dollar for the home.  To find out more about what home staging is, visit my site here. Below are a few of the reasons why you might think you shouldn't stage your home...
     


    Staging cost too much money.
      Staging costs is nothing compared to the first price reduction you could see if you don't take time to prepare it right the first time.  A Realtor understands the market and knows how to bring in the buyers, a professional home stager knows how to market the product/home to a buyer so they fall in love with it.

    We can clean the carpets and declutter without someone telling us how.
    Yes, you can (and should) do this, but it is a tiny piece of staging.  Do you know what separates "clutter" from "asset"?  And what about all the other things that staging encompasses, like traffic flow, highlighting architectural features, updating and ensuring that it appeals to your target market?

    We would rather let the buyers make their own paint/flooring choices.  And that equals a price reduction.  If buyers do make an offer on your home they will double or triple the cost of these items and reflect that in their discounted office price-which includes a deduction for the inconvenience.

    I don't know if I can live in a Staged home.  There are times (not always) it may be slightly uncomfortable because we  have to remove excess furniture to show off space, but the sooner we sell the house the faster you move, so it's a small sacrifice to make that I think you would agree is worth it in the end.
