So many great low prices on this site. The lowest priced  properties are often manufactured homes.  The problem here is, you can't get financing because they are on land leases, and you have to buy them using half cash (50% down). In addition, the land leases are exorbitantly priced, adding an additional 800 to 1000 Dollars to the monthly cost of the "mortgage".Â
So the next available low-priced property is often a condo or town home, which Some agents might quickly want to switch you to. Suffice it to say, if you see a price in Santa Clarita under $150,000, you're looking at an ad that is not going to do you any good (Cough-cough ...waste of your time).Â
I say all this to plant the following seed in your minds as home searchers:Â
Start with a buyers agent such as myself, Rather than look through the listings, so that your time is not wasted on properties such as those.
