Another sleepless night

Its 2:54 am and I cant seem to sleep.  I keep thinking about what tomorrow will bring.
I dont know if I'm excited or nervous, either way I cant turn off my mind enough to get some sleep.

I know that there are some people that are still standing on the sideline waiting for the real estate market to hit rock bottom but I must say I think it already has and now its on its way back up.

I have a young couple that I have been working with for almost 3 months now and we have yet to find them a home.  The media would have you believe that they are giving away homes but they are not.  They are selling them at very affordable prices, so affordable that we have a surplus of buyers.

In my area it is next to impossible to find a 4 bedroom 2 bath pool home for under 150k and if you do its usuallly in need of some repairs.

My young couple keeps asking me why is it so hard?  We have cash but now adays cash isnt king.  All the banks are really interested iin, s their final profit and who ever makes the highest and best offer, whether cash or fianced. 

If you have been thinking about buying, I would recommend that you get your financing in order and dont wait too long because this buyers market wont last forever, especially with there being a shortgage of affordable homes in move in ready condition.

As for me and my buyers we are checking the MLS everday waiting and ready to make an offer on the next great deal.
