Selling your house can be stressful. The process can be time consuming and exasperating, but the end result - a successful home sale - is always worth the effort. The best thing you can do to reduce that stress and achieve a seamless transaction is hire real estate professional who knows the ends and outs of buying and selling.

Choosing  the right real estate professional 

If you are considering selling your home, be sure to choose a realtor who knows the market and you can trust to represent your best interest. 

Tip 1: It is always challenging and difficult to hear the truth about this complicated market, but the realtor who speaks honestly and keeps it real about pricing/marketing your home will be without a doubt the Best choice. It is really easy to tell a seller what they want to hear to get the listing. However, when that listing does not sell and nobody stops by to view your home you will begin to wonder if that agent was the right choice.

Understanding the process of selling your home

Knowing the steps from the listing to closing is essential to a smooth and seamless transaction.

Tip 2: Take the time to sit down with your realtor and discuss your expectations for: showings and feedback, timelines, marketing, types of offers that may come in, and most of all what you expect from your realtor and what does you realtor expect from you as a seller.  Good communication and a clear understand of the process will end in a successful and stress free sale.

To Hire or Not to Hire an attorney

An experienced realtor will be able to advise you and guide you so far. However, should a problem arise an attorney will be crucial in protecting your legal rights.

Tip 3: A realtor is great source for recommendations since they deal with many attorneys during the course of their work. A good problem-solving attorney can save you money, valuable time and most of all peace of mind. You can never place a price on peace of mind knowing that 5 years down the road the buyer cannot come after you, cause the roof now leaks or whatever other reason they come up with.

Getting your home ready to hit the market

Take a walk with your realtor through your home and go over what should be done before buyers start to view the home.

Tip 4: You only have one shot at a first impression. For best results de-clutter the home and add a fresh coat of paint to freshen up the look of the home. Think of de-cluttering as a head start on packing up. A fresh coat of paint works like magic and is a cheap way to brighten up a room.

Marketing your home

In today’s market, you will need to maximize your exposure to all types of buyers.  A sign in the yard and an ad in the local paper just is not enough to sell your home.

Tip 5: Make sure the realtor you hire is going to market you home for maximum visibility using print, web advertising, social media, YouTube videos, blogs, key words for google and other search engines, and market to other realtors in the area to reach buyers on the national, international, and local market. Today’s buyers are internet savvy and want to begin their search online before ever driving around  looking for a yard sign.

Pricing is key

Buyers today are sophisticated and are value conscious. Pricing is key to attract buyers and get it sold!

Tip 6: A realistic priced home will sell quicker and for a better price than one that is overly aggressive priced. In today’s market it is very common for a home priced right to ensue a bidding  war and the seller having all the cards on their table.

Negotiating an offer

There is no room for emotions when negotiating an offer. A good agent will advise you not to take a low offer personal or be offended.

Tip 7: No offer should be rejected. If an offer comes in and it is not what you expected or wanted, then counter the offer. You never know where an offer will go and it will only be a mistake not to counter. In today’s market there is always a  low-baller trying to steal a deal so, don’t be offended. The seller is in control of this market with the low housing inventory and the overwhelming amount of buyers.

Inspection time

OK. You are in contract and time for inspection. Inspections sometimes bring on a second round of negotiations.

Tip 8: Both sides should remain reasonable and maintain an emotional-free approach while negotiating. Some sellers may what to have a home inspection done prior to the sale of their home to know what to expect and be able to negotiate a higher price for the sale of their home by having a documented report that states the life span of the main functional components of the home. Example roof life, a/c, electrical systems and etc..

Appraisal came in low

 You received an offer for full price and now the appraisal is less than purchase price.  Having an appraisal come back below the contract sales price may open the door to negotiation between the seller and buyer. A little give-and-take has probably taken place up to this point, and both parties may want to continue negotiating in order to bring the property to close.

Tip 9: Relax and remain calm talk to your agent to discuss your options. The deal is not dead you have options and those options include: disputing the appraisal, buyer paying more money down to cover the difference, seller and buyer negotiate and finally the reduce the price. Often in today’s market you will have some give and take between buyer and seller as both sides want a fair value for the property.

Moving on

Closing day is here and it’s time to move on. If you followed tip # 4 and de-cluttered you home than you should have already started the packing process and your home should be vacant and ready for the buyer to take possession at closing.

Tip 10: Perform a final walk through with your realtor and make sure you have not forgotten anything in the home. Have your attorney review the final closing documents at least 24 hrs in advance to allow time for any changes that might be needed.  The time is here to celebrate, and get ready for the next big adventure.
