    I have been away from Trulia for a little while just uploading my listings and letting the Trulia website work hard for me.  

    While I was away though a certain local company somehow got my listing on N Street reassigned to them and were marketing it with a link to their site.  Trulia was wonderful and helped me get the hijacked listing back in my possession without even paying a ransom. ;)

    Needless to say, that experience was a bit unsettling but that's par for the course and I am going to let it roll off my back and get to talking to you about why I am writing this blog today.

    The 2605 N Street listing is a HOT HOT property in a city that is growing, evolving and literally on fire with talent right now.  We have the "Crown Downtown" initiative, the arts and music venues are a vibrant part of our city and the restaurant scene is as exciting as ever with fabulous chefs, menu creations that make your mouth water and a wine selection that covers every part of the world. In addition to the new and established parts of our city, it was just reported that Sacramento is getting an expansion team of the USL?!?!

    Outstanding job Sacramento!

    With that said, the Sutter Brownstone I have listed puts you in the heart of it all.  

    And that means you can live in the heart of it all.

    While working in the city, I am meeting more clients that are doing the opposite of what our parents did when I was growing up.  We bought a home in the suburbs and they commuted to the city for work.

    Instead of buying in the suburbs and commuting to work, some buyers are opting for the exciting city life and making the commute to their job in Carmichael, Folsom, Rancho Cordova, Roseville, etc...  

    It is an interesting concept and I think it is very cool.  While some buyers live and work in the city, the idea of doing the opposite of what our parents did has some merit.

    Please check out the video and call me if living in the city sounds like something you have always dreamt of doing but just wasn't sure you could pull it off.  WIth interest rates still so low this property and lifestyle is more attainable than ever!

    Happy Summer !

    Thank you for coming by the blog today. 

    Late last month, I prepped for a new listing and by the time I listed it I was ready to rock open house after open house.  Well I got one open house accomplished and then multiple offers came in for this great home with a pool on a cul-de-sac.

    Offers were presented 2 days later and we are scheduled to close escrow this month.

    I can attribute the success of the home going pending so quickly to three main factors:

    1. The LOW ..... excruciatingly LOW ... INVENTORY.  Insert the law of supply and demand here. Elk Grove has low supply and high demand.

    2. The hustle of both the seller and myself.  I did all of the pre-listing groundwork while the sellers worked tirelessly to make sure the home showed well and had great curb appeal!  KUDOS to the sellers.

    3. Marketing, Marketing, Marketing, Marketing,......

    Please do not hesitate to reach out to me if you are ready to sell your home. No matter what the price range is I make sure every listing looks and feels and SMELLS its' very best !

    And I am very serious about the smell !!!

  • Buyers Buyers and More Buyers

    While there are plenty of buyers in the market right now it is still POSSIBLE to get the home of your dreams.

    Are you seeing mutliple properties, writing multiple offers and still feel like you are not making progress?

    Be sure to do the following:

    1.  Have your agent send you the newest homes that hit the market

    2.  If nothing new hits for a few days, HANG IN THERE. 

    3. Understand that short sales often come BACK on the market.  Meaning a home you truly liked may come back on the market due to the buyer walking.  ( Unsure what this means? Ask.)

    4.  Your agent will keep an eye on properties you like but may not be available. You never know what may happen.

    In conclusion, I've been talking with agents working at several different offices, title and escrow reps, lenders and one there is one commonality; everyone is working hard for their clients.

    Trust the team you hired!

    Most of all, enjoy the experience.  I'm sure you have seen your fair share of houses and have plenty of stories about what was behind the front door.  Some good Some bad.  Nevertheless, this experience is something you will remember forever. 

    Do your best to enjoy the process.

    The right home will come your way. 

    Rates are STILL AMAZINGLY LOW ...Low.... low... and this is a GREAT TIME TO BUY.

    There are reasons why your lawn might look this way.

    A schedule change at work could put you on nights and firing up the lawn mower at 2:00 A.M. may not make you a favorite among neighbors. An accident, family emergency, and illness are also reasons why your lawn might start looking a little wild.

    But when your house is on the market, this is NOT one of those times you want your yard looking like this.     Fannie Mae has offered this before and now it's back for a very limited time.

    This affects both buyers and potential sellers.  If you are considering a sale, please call me to discuss how to use this to your advantage.

    If you are thinking about buying or have become Pre-Approved a HomePath REO is another great loan program to consider.

    I've mentioned this before and I'll say it again, there are a variety of loan products available and some of the listings won't give you the option for certain loans while others listings will give that flexible.  Armed with that knowledge and trusting both your Realtor and lender will help you understand that you have options based on the home you decide to purchase.

    If you find a HomePath REO and you and your lender decide the FHA route is still the better choice, then great. If the HomePath financing with NO mortgage insurance, no appraisal and only 3% down makes better sense then you can go that route.

    There are many different listings on the market and determining what financing is available on each home and making sure your lender is on board to go with whichever loan product works best puts you in a highly competitive position when you start writing offers.

    HUD has a criteria for buyers and lenders to follow in order to qualify for the FHA loan.  In addition, there are also qualifying terms that the HOME must meet.  

    What this means is  that you need an agent like myself who understands both HUD/FHA guidelines & the lender's guidelines and then determine the right homes in your target area to place offers on that will CLOSE ESCROW.

    There are homes you WOULDN'T think could go FHA on but will and there are homes you WISH could go FHA on but they won't.  Trust your agent and be prepared and open minded.
