    One of the best indicators of the CONDOMINIUM Market in the Hampton Beach NH area is by looking at the MARKET REPORT from the current month compared to the previous month. A Condominium is more than just a type of home, but a "WAY OF LIFE".  Home Buyers tend to prefer a condominium for their ease of living, little to no exterior maintenance, no lawn care or snow removal and more amenities such as a pool and club house. 

    For the period of July 2013 compared to June 2013

    There was 80 Listings available For Sale

    There were 16 New Listings (5 less than 6/2013)

    There were 40 homes with Sale Pending. (3 less than 6/2013)

    There were 31 Homes SOLD. (5 more than 6/2013)

    The average Sales Price was $239,355

    The average Days on Market is variable

    This morning I was lucky enough to have a Buyer Looking at homes in the Hampton Beach area of NH. We made our appointments early to beat the traffic heading to the Beach on this 93 degree day.  

    The water was glistening, the light breeze brought the smell of the salt water and suntan lotion.

    The Buyer was in awe as we viewed the homes. The last home was vacant so we left our cars there as i took them for a walk to show them the beach and the surrounding area.

    They were amazed with the number of restaurants with open decks over looking the beach and water. They invited me to stay for lunch. Not only would I love to stay for lunch, but I would love to stay the whole day.

    The problem is it is Monday, It is a busy day with other Buyers wanting to see homes and a Home Owner looking to list their home today. We choose to get Iced Coffee instead of a long lunch to talk about the homes we saw. They asked me to show their 2 favorite ones to their parents the end of the week. Without hesitation, of course I can. They decided to stay for the day and for me, I took one last look at the beach as I drove off back to the reality of Real Estate. 

    My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest.

    One of the best week ends is during the Sand Castle building competition. Sculpters from all of the US and Canada flock to the beach to fight for the large amounts of prize money. 

    Come to the Beach every Wednesday night for Fireworks.

    a. THE EXTERIOR: Your lawn should be mowed, bushes trimmed, debris, toys or belongings picked up and removed from the yard. In the winter shovel your walk and driveway, sand and or salt and knock those icicles off your roof. Make sure your screen/storm door is in working order, it is the first thing they will touch and a storm door with a missing handle or off it's hinges will drive buyers away.

    b. THE INTERIOR: Remove anything from your house you are not using, often called "decluttering". Clear off the counters, bureaus and floors. Make sure walls are free of marks or holes. Freshly painted walls in a neutral color are always a plus. Make sure all faucets and toilets run properly, no drips, no leaks and the toilets should not always run. Clean your carpets, remove pet items and during showings your pets should be taken out of the House

    Sunday the Superbowl was not the only big event around. It was also the 13th annua; Penguin Plunge to benefit Special Olympics at Hampton Beach NH. Over 1100 people jumped into the 43 degrees water to raise money. $688,000 was raised.

In the winter shovel your walk and driveway, sand and or salt and knock those icicles off your roof. Make sure your screen/storm door is in working order, it is the first thing they will touch and a storm door with a missing handle or off it's hinges will drive buyers away.

    b. THE INTERIOR: Remove anything from your house you are not using, often called "decluttering". Clear off the counters, bureaus and floors. Make sure walls are free of marks or holes. Freshly painted walls in a neutral color are always a plus. Make sure all faucets and toilets run properly, no drips, no leaks and the toilets should not always run. Clean your carpets, remove pet items and during showings your pets should be taken out of the House
