    Is it BETTER to buy, a SHORT SALE over Bank Owned Home? A Home Buyer reported their Loan Officer told them to stay clear of Bank Owned Homes and purchase a Short Sale Instead. I think they have it backwards. A short Sale is definitely a tougher purchase than a Bank Owned Home. With a Short Sale, there is no guarantee it will be accepted. This eveb applies to the so called "pre-approved" Short Sale Listings that the sellers bank will ever approve the sale. A buyer really needs to know what they are doing and have the "best of the best" buyer brokers who are well experienced in short sales to guide them.

    With a Bank Owned Home there are many bargains. They are not for every Buyer though,. There is risk and the BEST DEALS are the ones that need the most work. If you are willing to do that work or have the money to have it done, you can get a great bargain.

    Today I offer you the Leading TIPS IF YOU WOULD LIKE TO BUY A BANK OWNED HOME.

    THE TOP TIPS TO BUYING A BANK OWNED HOME:

    1. Include a pre-qualification letter or proof of funds with your offer. Failing to do so will often lead to rejection or lost time while they have to ask you to provide it as another offer gets accepted while yours was delayed.
    2. Do NOT add contingencies to your offer accepted as banks look for "Clean" contracts without contingencies other than obtaining a mortgage.
    3. If you are applying for a FHA mortgage, check before making your offer if the home can even get a FHA mortgage in it. if it needs work. You can easily get a list of what is acceptable to check if the home meets the criteria or not.
    4. When making an offer, you should not base your offer on deducting a specific percentage off the Listing price. You do not know if that listing price is market value, priced above market value or already priced at a great discount below market value. Assess what the home is worth in today's market and deduct for repairs.
    5. Do not include time limits for the bank answering your offer, Banks work at their own pace. Be prepared to wait for an answer and signed documents. Putting deadlines for answering your offer will simply get it rejected or ignored.
    6. Do not assume everything is in working order without testing it BEFORE you make an offer. Virtually all homes are sold 'As Is".where the BANK will not renegotiate after a home inspection or fix anything not asked for in your initial offer.
    7. Do not assume the bank will just grant you an extension if you are not ready to close. Cash offers and conventional loans are expected to close within 30 days and FHA and USDA loans are expected to close within 45 days.
    8. Do not assume all Listing Agents of Bank Owned Homes are the same. There are some very good ones and some very bad ones. The sale also only goes as well as the listing agent is attentive to their listings and uploading and updating offers.

    Buying a Bank owned home can be the best or worst purchase of one's life. Being prepared to purchase can eliminate a lot of problems. Writing a good offer can eliminate a lot of other problems that often pop up and lastly knowing what to expect can eliminate most of the rest. Having a Listing agent who is experienced in Listing, managing, negotiating and selling Foreclosures means a great deal. If banks would simply assign Listings to the agents who are attentive to the banks needs instead of those bad agents who have too many listings or are do not manage their listings, do not maintain their listings, do not answer calls , do not return messages with answers to buyers questions, do not show their properties and do not update agents who submit offers. The REO world would be a better place for all of us.

  • WHY does the Sign say COMING SOON? Is it for sale or not?

    WHY would one put a yard sign listing a home FOR SALE but then put "coming soon" if the home is not ready to be sold. This question is featured today as written by one of my favorite Bloggers Dick Greenberg simply titled COMING SOON. What is gong on with these signs? As a leading Listing Agent of Bank Owned Homes in the MANCHESTER NH. area, I can tell you the Banks and asset management companies who assign these listings, make the agent put a sign up on vacant properties as of day 1.

     

     

    The problem starts that the home may not even be cleaned out yet and in virtually all cases, the bank has not set a price yet. In my opinion you only have 1 shot at being a "new listing". To have a sign to get Buyers to call where you do not have the answer to the number one question "How much is that home?" is not beneficial.

     

    A GOOD Listing agent will however know the range of it's value, can answer basic questions and will start building a list of people to see that home. Many times buyers do want to come and see the home despite not knowing a price. The agent has to base that answer on safety of the property condition.

     

    The problem is when agents use a "Coming Soon" sign on an owner occupied or resale listing. It can lead to "selective" showings and keeps the home out of MLS Home Sellers may not be getting the widest amount of possible showings and it can hurt the final sales price and days on the market. Home owners should beware of any agent that suggests this.

     

    With Foreclosures the "Coming Soon" sign is here to stay. REO brokers HAVE to use it in most cases because it is part of the listing agreement. What an agent does with it will differ greatly. Most of my REO listings are cash only. It is a great tool to pre market that home. For Buyers many are very experienced with all aspects of buying REO homes. For buyers who are not, Some may look like a diamond, but may have hidden defects. You MUST do your home work literally and know what you are getting into and what the cost to fix anything in that home is.

    1. a. Include a pre-qualification letter or proof of funds with your offer. Failing to do so will often lead to rejection or lost time while they have to ask you to provide it as another offer gets accepted while yours was delayed.
    2. b. Do NOT add contingencies to your offer accepted as banks look for "Clean" contracts without contingencies other than obtaining a mortgage.
    3. c. If you are applying for a FHA mortgage, check before making your offer if the home can even get a FHA mortgage in it. if it needs work. You can easily get a list of what is acceptable to check if the home meets the criteria or not.
    4. d. When making an offer, you should not base your offer on deducting a specific percentage off the Listing price. You do not know if that listing price is market value, priced above market value or already priced at a great discount below market value. Assess what the home is worth in today's market and deduct for repairs.

    e. Do not include time limits for the bank answering your offer, Banks work at their own pace. Be prepared to wait for an answer and signed documents. Putting deadlines for answering your offer will simply get it rejected or ignored.

    1. f. Do not assume everything is in working order without testing it BEFORE you make an offer. Virtually all homes are sold 'As Is".where the BANK will not renegotiate after a home inspection or fix anything not asked for in your initial offer.
    2. g. Do not assume the bank will just grant you an extension if you are not ready to close. Cash offers and conventional loans are expected to close within 30 days and FHA and USDA loans are expected to close within 45 days.
    3. e. Do not assume all Listing Agents of Bank Owned Homes are the same. There are some very good ones and some very bad ones. The sale also only goes as well as the listing agent is attentive to their listings and uploading and updating offers.

     

    IN SUMMARY the key to having a successful purchase or sale can increase simply choosing a better agent.  Buying a Bank owned home can be the best or worst purchase of one's life. Being prepared to purchase can eliminate a lot of problems. Writing a good offer can eliminate a lot of other problems that often pop up and lastly knowing what to expect can eliminate most of the rest. Having a Listing agent who is experienced in Listing, managing, negotiating and selling Foreclosures means a great deal. If banks would simply assign Listings to the agents who are attentive to the banks needs instead of those bad agents who have too many listings or are do not manage their listings, do not maintain their listings, do not answer calls , do not return messages with answers to buyers questions, do not show their properties and do not update agents who submit offers. The REO world would be a better place for all of us.

  • Is it Time to throw the SHORT SALE in the TOILET in NH?

    As a Buyer, Seller or Agent, have you seen homes on the market for 6 months, a year how about 2 years? Chances are they may be listed as short sales.  Here in the Manchester NH area we have seen a sharp decline in Short Sales. Recently when a friend contacted me about a neighbor who had their home listed off and on for 2 years was at wits end. I went to meet with the home owner. I brought the old MLS sheets, printed the tax card and a stack of comps from within a 1 mile radius. The answer was simple but was a BOMB SHELL to the Home Owner when I told her that her she should not be trying to sell by a Short Sale. Her house was actually worth way more than the asking price and she should actually end up with a profit after sale. Chins dropped to the floor, tears flowed and then came the scream "WHY am i trying to sell through a short sale then?" That was indeed the question....  

     

     

    I could not explain why a flurry of agents stirred her to a short sale. With values rising many Home Owners once again have a home that is worth more they owe. There are however some who still may be considered "Under water." where they owe more than their home is worth. A Short Sale may be the help they need to sell. A Short Sale is simply a tool that Home owners who owe more than their houses are worth, can use to sell their homes at today's market value despite what they owe.

     

    I have a stark WARNING though to anyone who is looking to Buy or Sell a Home through a Short Sale. Not all Real Estate Agents are experienced in them. You may only get ONE chance to make it work so you can not afford to hire an agent who is not well experienced with Short Sales. It does not matter how big they are, what their name is or if they work for the only company in town, a small company or a big national company/. Experience comes from doing, not from buying online classes that add letters to the end of your name calling you a self proclaimed expert. 

     

    Yes they are harsh words but Short Sales are a harsh experience if not done right.

     

    First thing is no matter what anyone states, there is NO such thing as a PRE-APPROVED SHORT SALE. A short Sale has many parts that ALL must be approved, if even only one item is not approved, the short sale  could be denied.  

     

    1. The Seller must be approved to even complete a Short Sale.

    2. The Seller should be 100% willing to assist in the short sale process.

    3. A price must be approved by the seller's bank. (Usually a price at or near the current market value less any needed repair's.)

    4. All liens such as property tax, HOA liens, IRS liens, 2nd or even 3rd mortgages must have approval to be paid at closing and receive a full release in order to close.

    5. Must find a buyer willing to pay what the Seller's bank is willing to sell it for.

    6. Buyer must be willing to pay for inspections and release contingencies prior to getting approval.

    7. The buyer must be willing to wait, have their mortgage already approved pending the seller's banks approval and be ready to close within 30 days of the seller's banks approval. 

    8. if the Seller's bank is not willing to give a full release of the shorted amount, the Seller must be willing to accept paying a discounted amount, the full amount or sign a promissory note to pay that amount.
