I am tired of watching the Local and national news who are reporting the Housing Industry still in decline. Local newspapers run reports off the wire that "this is a Buyers market" and how bad things are. This is just simply not true for every Real Estate Market. Real Estate IS Local and what is happening here may not be happening there and what is happening there may not be happening here. The bottonline line here in New Hampshire is that some markets are experiencing a decline of near 30% in homes currently on the market while Sales are up near 18%.
Buyers and Sellers can not help to get confused being pulled to the left and to the right with completely different news reports. What makes it worse is if you speak with 10 agents, you may get 5 different opinions of how the market is. You have agents who are leaving the industry daily from a lack of business and agents who have learned to adapt, work harder and smarter that are having their best years since 2005.
What can a Buyer or Seller Do?
The key is to interview a couple of agents to find those agents that are working harder, smarter, longer and being very successful in our current market. I am coming off my BEST winter ever in 25 years for Real Estate Sales. Sellers are quoted as "You are doing something right" when referring me to their friends, family and neighbors.
There are agents who work of sheer numbers. They list everything they can and know that a certain percentage will sell leaving some Buyers and Sellers out in the cold. This shows up no where more than a SHORT SALE where you may only have one chance at a sale or face foreclosure. Choosing the right agent the first time is most important.

Many times within days of a new listing I have several offers on my new listings. Those that choose to "lowball" the seller with low offers are rejected and often lose their dream homes.
We are no longer in a Buyers Market here in NH in all markets. Homes that need the most work and where buyers may not be able to get most types of mortgages to buy it, are the best deals where cash buyers are the only game in town to tackle these types of properties.
Market prices are still low. Interest rates are ULTERA low allowing buyers to buy more of a home at a lower monthly payment.
