A question i hear every now and then is
"should a buyer use more than 1 agent to look at houses." Every now and then while showing houses for sale in or around Manchester NH i run into this. This week i ran into into it twice... both buyers were looking for short sales or bank owned homes.
The buyer said "they were using multiple agents to find bank owned homes or short sales that way they had more agents working in their behalf so they could have access to more homes."
After shaking my head in dibelief... My answer was "You can have 10 agents all using part of their time, effort and resources looking for houses for you, with all of them knowing deep down you may buy through someone else which often results in them not giving it their all."
"Or... you can get 100% of an ONE agents time, resources and knowledge assisting you with every aspect of buying a home. '
In most cases you can hire a buyer agent at no cost to you, the buyer agent gets paid their commission from an amount listed in MLS by the listing agent and gets paid at closing.
They can assist you in getting prequailified for a loan, they can provide listing sheets on potential homes, show you the homes you want to see, assist you with negotiations, getting you the best deal on price and terms, assisting you with the home inspection, appraisal and closing the loan.
The service of one agent giving their all, is worth more than 10 agents each giving you 10%.
After a couple of questions regarding
Bank Owned homes, i realized they really did not know much about them. I let the couple know that this is a prime example of those other agents who had shown them homes but not even assisted them with what they were looking for or what the process involved. To my surprise the buyers reply was, "this seems like a lot of work, maybe a
short sale would be easier to buy". Thinking to myself "uuuugggghhhhh" i then let them know as brief as possible what a short sale was. They told me "no other agent ever let them know that." The wife asked me if i had a hand out for short sales as well, i said i sure did and handed them a copy of my blog on tips for buying a short sale..
The buyer then told me that they had learned more in a half hour with me than in 3 months of looking for homes "with so many other agents" she boasted. i looked at them eye to eye and said this is why you need one agent giving you their all, instead of getting rushed through houses by agents you never hear from again. When shockingly the husband blurts out "most houses we were given a code to, no one let us in." another long sigh by me......
