  • The Best TIPS when Buying A SHORT SALE - The Right Way vs The Wrong Way

    With SHORT SALES making up a good percentage of Listings, Buyers and even their agents are very confused on the "Right Way" on how to buy one. Most agents run the other way where it does not have to be that way.  The problem starts when Home Owners have chosen the "wrong" agent to handle the sale. Buyers are affected as their purchase is usually rejected when the Listing Agent can not get the sale approved.

    Now with that said there are some WELL Experienced agents Listing Short Sales and getting them approved fairly quickly. You as the buyer can take some steps to help get your offer approved by the Sellers Bank.


    THE WRONG WAY


    1. Make a LOW BALL OFFER

    2. Ask the seller to fix everything in sight.

    3. Try and make the sellers bank give an quickly by telling them your offers expires in 30 days.

    4. Do not include a pre-qualifciation letter with your offer.

    5. Demand to move in right away

    THE RIGHT WAY

    1. Hire a Buyer Broker who is well experienced in the short sale process

    2. Get pre-approved BEFORE looking at homes

    3. Find out if the house in is in foreclosure, if so - you may want to avoid it.

    4. Never base any offer on an asking price. Assess what the house is worth and base your offer on that less any needed repairs.

    5. Try to inspect prior to making an offer. Include a credit for repairs needed in your initial offer.

    6. Do not try and renegotiate after the bank accepts the short sale

    7. Have patience and 2-3 months to wait to close as it may take that long

    8. If you have no patience or need to close quickly, a short sale may not be for you

    9. Be ready to close in 30 days from when the back approves the short sale
    .

    SHORT SALES are one of the most asked about topics. The problem starts that there are no one set of rules or regulations that can guide you through one. Here in the Manchester NH as most other areas, there are Home Owners getting Foreclosed on because the may have chosen the "wrong" agent to handle the sale. Buyers are affected as their purchase is rejected.

    There are some comments fresh in my mind, that I hear mor ethan any other and that is "I wish I would have known". 

    THE WRONG WAY


    1. Listing your home with an agent that is Out of State

    2. Listing your home because of a Flashy AD you saw on TV or in the paper.

    3. Listing your Home with an agent who is "in-experienced" with Listing, negiotiating and Selling Short Sales.

    4. Listing your home with an agent who will "Under Price" it to attract more buyers.

    5. Listing your home with with a big name company becuase your perceive bigger to be better.

    THE RIGHT WAY

    1. Know what is the TRUTH and what is a MYTH
     a. The bank is not the seller in a short sale - the home owner is the seller.
    b. The listing agent works for the home owner - not the bank.
    c. The bank does not set a list price - the listing agent does.
    d. The home owner accepts the offer - their bank must then approve the sale

    2. List your Home with a LOCAL agent who is well experienced in your area.

    3. Experience with short sales is more important than flashy TV or Newspaper ads. Choose an agnet who not only specilaizes in List Short Sales, but who will guide you through the process and get your sale approved and sold.

    4. You should not be the Trial and error part of the learning curve where a new agent gets their experience in the world of short sales at your expense.

    5. Your home should be priced at or just below market value. Homes priced much below market value can doom your short sale before it starts as banks usually will not approve short sales with such low prices. Listing or trying to sell too low could lead to a rejection of your sale.

  • UNEMPLOYMENT RATES down again for April 2012

    Unemployment Rates for April 2012 were released this week with Unemployment rates in all New Hampshire Counties haven dropped once again. The rate dropped 0.2 from March to 4.7% or when seasonally adjusted 5.0%, which is far below the National Rate of 7.7% not adjusted seasonally.

    Among all New England States NH has the lowest unemployment rates. Rhode Island had the highest unemployment rate in New England with 11.1%.

    With Low Unemployment rates, No Income Tax and No Sales Tax it makes New Hampshire one of the Best States to live, Work and Play. (tm)

  • The simple ANSWER to the FORECLOSURE CRISIS- The RIGHT Way vs The WRONG Way

    There is a simple "2 STEP" Answer to solving the Foreclosure crisis. It does not take a Rocket Scientist, a Economist or the president to solve the problem. According to realtytrac 1 in every 846 homes is in Foreclsoure here in New Hampshire. Manchester NH shows about 1/3 of people who HAVE to sell their homes owe more than their house is worth in today's market. Some owners can no longer afford their payments and think foreclosure is their only option. Other home owners need to sell due to being transferred, marriage, divorce or illness and just owe too much also assume they can not sell.

    SO WHAT DOES IT TAKE? When someone gets behind in their mortgage, they either have no ability to make any payment or have the ability to make reduced payments but can not catch up.



    THE RIGHT WAY:

    1. YOU CAN MAKE SOME SORT OF MONTHLY PAYMENT

    a. The first step is contacting your bank without hesitation and asking for the HOME RETENTION Department. They are not collectors but tasked to go over the options to keep you in your home.

    b. You have to be patient and level headed. You need them to help you. Yelling at them will not help you.

    c. There are many different types of options such as Forebearance which can bring you current despite owing many months in back mortgage payments and re-writing your loan that lowers your interest rate as low as 0 and therefore lowers your monthly payments so you can make your payments.

    d. If the person you get is not helpful ask for a manager. not all customer service people are created equal. Getting one "having a good day" and is willing to explore your options is key.

    e. Do not give up. If the first call is not helpfull call back the next day and the next day. All banks are not equal in how quick they work, but PERSISTANCE can pay off.

    2. IF YOU HAVE NO ABILITY TO MAKE ANY PAYMENTS

    a. If you have no abaility to make any payments your options of staying in your house are very slim, but all hope is not lost. There are options to help you move on and recover quicker than Foreclosure.

    b. The first choice you have is selling your home through a SHORT SALE. The process is easier than it was even a year ago. The KEY is using a Local, full time and well expereinced agent to list with. In NH that agent is ME. If you live elsewhere, there are great agents that can help. Do not just list with the biggest or the one with the best TV commerical. Choose based on expereince and results. Please see my blog THE "SECRETS" to getting a SHORT SALE approved

    c. Time is your enemy, do not wait to call your bank. The home retention department can also help you with your options if you can not pay. If you have no time for a short sale becuase they have set a Foreclsoure Auction date, you always have deed in Lieu of Foreclosure.

    d. With a short sale or deed in lieu your bank can pay you to help you relocate.

    THE WRONG WAY

    1. Abandioning your home by moving out is the WORST choice you can make. You lose your rights and negotiating power for anything.

    2. Listing your home with an out of town or out of state company or listing agent is the next worse thing you can do.

    3. Not maintaining the home any long is not recomended. You are still repsonsible for maintenance until the bank takes ownership and can be held liable for any damages or non maintained items.

    4. Stripping the house to bare walls is not only not wise, it is against the law. Banks are procecuting and going after former owners for damages.

    5. Doing nothing is also not a wise option. There is help, you just have to reach out and ask for it. Do not pay anyone for help. Call your bank direct, Hire a local agent or use a non profit to help you through these tough times.

    IN CONCLUSION contact your Bank, do not give up and reach out for the help that is out there. If you choose to sell use an agent who is local and well experienced in listing, neogtiating and selling short sales. A Short Sale will allow you to sell your home at the current market value and asks your bank or mortgage company to accept this lower amount. A Short sale often costs the seller no out of pocket expenses.

  • Solutions that saved the deal YOU MUST READ TO BELIEVE what happens!!!

    As with any spring weekend it was filled with showings. However upon showing a Buyer and their agent a home. I ran into an agent that thought they were bigger, badder and better than anyone else. They did not have anything good to say about anything or anyone. This agent had the nerve to say in front of the buyer that "they are glad i spend so much time blogging becuase the clients I am losing by not spending time on Real Estate they are enjoying. It was not writh one breath to tell them how effective blogging is in reaching potential clients while providing all people with tips and advice regarding Real Estate topics. After the showing I stopped for an ice cream, who was in line in front of me but the buyer, their agent no where around thankfully or i would have had to hear how bad that ice cream is. They apologized over and over. They said they saw their flashy ads and thought the bigger was better. they told me they had seen my blog in nearly every search they did. They said the enjoyed it. They asked if i would write about them? They then told me that I had sold one of their friends homes. They said they heard that it was the worst sales in the world. I started to slouch when they said "I must have the most patience in the world as the seller said that if they had any other listing agent this sale would have died, they would have lost their home and never been able to buy a new home. I pepped up quickly with pride.

    This morning as I do every day I checked my voice mail, retrurned calls and emails from last night and logged on to this site. I always check my favorite bloggers first. I read about Creative Solutions that saved the deal. I was ready to report some more details about my showing which will have to wait as I was inspired to tell you about selling that listing.

    This couple had it listed with a big name national compoany for 6 months. They said they never saw the agent again after listing and said they only heard from them when it was time to be asked to lower their price.

    They called me as I had sold their neighbors home. I completed a BPO to let them know what the house was worth in todays market. There was no problem with the price, it was well below market value. They hired me to sell their home after hearing my marketing plan. Within 1 week i had a half dozen showing and 3 offers. They were more than happy. All offers had the buyer getting FHA financing which I told them would require some work to pass the FHA appraiser. They did not have much money but did have enough to get the work done. The appraisal was completed and sure enough the items I warned them about needed to be repaired.

    Despite my warning to not let anyone in the house without me, they let the buyer agent and the buyer in when they just "stopped by". The buyer Agent told them about a contractor who could do the work for x amount. The seller used the last of their money to pay this guy to do it. What got done was done poorly and many items did not get done. The seller was facing down a foreclosure auction which the bank would not postpone despite the pending sale. The seller moved out. The buyer had their belongs in a moving truck and demanded to move in which I would not let them until a closing. After a week of the buyer agents promises to correct their misdoings not done we had 1 day to auction. I spoke with the buyers bank direct, they said if the work was done by 10am and the appraiser gave a report that it was done, they could close by 3pm and fund it which would pay off the bank canceling the foreclosure and making this sale work.

    Changing my clothes and grabbing my tool bin i headed to the house. Made a list, went to Home Depot for supplies and headed back. Within 4 hours there was a new screen in the storm door, the peeling paint on the front of the house scraped and painted, the toilet that would not stop running had a new flapper, the kitchen faucet tightened to stop dripping, the bedroom door was back on its hinges and the hole in the sheetrock was patched, dried with a hair sryer and primed. The hand rails were back up and the smoke detectors all worked. The appraiser got their early, left and said they would be back in an hour. With an Iced Coffee in their hand for me they said wow. For a mere $148.62 in parts and 4 hours of work the contractor took $1750 for, it was done. The appraiser passed it. The bank approved it. The closing company closed it. The buyer who stood watching me for 3 of those 4 hours who did nothing to help was pleased. The seller was amazed and thankfull saving them from foreclosure. The buyers agent could not believe i would dirty my hands litterly through $75 at me said we were even.

    We are far from even, I do what is right, I do what is ethical, I do what it takes to make things right and I do what it takes to get my sales closed. I wont begin to start how many things the buyer agent did wrong.

    Home Sellers and buyers have a choice, making the right one makes all the difference in the workd. By having a Local agent who works full time, offers full service and knows yoru market, you can get the advanatge of being properly priced, properly marketed and with me, the desire to get your home sold quickly and the best obtainable price.

  • Are you READY TO SELL YOUR HOUSE? Step 5: CLOSING YOUR SALE

    When it comes to selling your house whether in the Manchester NH area or anywhere, the one thing Sellers are demanding these days is Service. If you are looking to SELL YOUR PROPERTY there are some steps you can take in order to make your selling proicess easier. As a Leading Agent here in the New Hampshire area, I strive to make the Selling process a wonderful experience for my clients by working with them through ALL steps of the Selling process.

    The 5th STEP in the SELLING PROCESS is CLOSING YOUR SALE. Now that you have chosen the BEST agent in the area, you have priced your home correctly and you now have accepted an OFFER, it is time to get ready to close the Sale. This period is the most important that your agent guides you through this time period.

    a. BUYERS MORTGAGE: It is important for your agent to stay on top of the buyers mortgage. Watch the dates for the buyer to get committment. Without a mortgage there can be no sale.


    b. CONTINGINCIES: Make sure all contingincies have been met by both the buyer and you as the seller. If the buyer asked for or if their bank asked for any lender required repairs that you approved to do, make sure they are done properly and all contingincies are released in writing.


    c. THE HUD also known as the settlement statement will contain what you are responsible for paying abnd what you will receive at closing. It is very important to receive this at least 1 day before closing in case there is any mistakes, they can be fixed easily. Review it carefully with your agent.

    d. OCCUPANCY: In NH it is customary for the seller to be out of the home at closing as the buyer takes possession upon closing. There are cases where the sellers can stay which is negotiated and spelled out in writing during the offer negotiations.

    e. WALK THROUGH: In NH it is customary for the buyer to walk through the house anywhere from 24 hours to right before the closing to make sure the selle ris out, the home is free of personal property and trash and is broom clean with all items that were included in teh contract, still in the home and in working condition.

    f. THE CLOSING TABLE: Different parts of the country handle their closing differently. Here in NH the buyer and the seller attend the closing. The buyer signs their mortgage and closing paperwork. The seller signs the deed and their closing paperwork. The buyers certified funds are received at this time. Most NH closing companies have GAP insurance and will deliver the seller their funds and the keys to the buyer at this time. The deed is then recorded. The Gap insurance makes sure no liens or claims to title are recorded from the time it is signed to the time the new deed is recorded.     When it comes to selling your house whether in the Manchester NH area or anywhere, the one thing Sellers are demanding these days is Service. If you are looking to SELL YOUR PROPERTY there are some steps you can take in order to make your selling proicess easier. As a Leading Agent here in the New Hampshire area, I strive to make the Selling process a wonderful experience for my clients by working with them through ALL steps of the Selling process.

    The 4th STEP in the SELLING PROCESS is You Receive AN OFFER. Now that you have chosen the BEST agent in the area, you have priced yoru home correctly and you have had some great showings... it is time to get ready for an OFFER.

    a. WHAT IS AN OFFER? An offer starts the negotiating Process. An offer should be in writing, should be signed and dated by the buyer, it should be accompanied by a pre-qualification letter from a local and trusted bank and be accompanied with a deposit check. Verbal offers are not valid.


    b. WHAT IF THE OFFER IS TOO LOW? Do not be offended by any offer. There are those who will try and low ball you. Selling your home is a business and personal feelings need to be checked no matter what they have presented in the form of an offer. If it is too low, simply counter it with a price that is acceptable to you. You will seperate the real buyers from door kickers real quick.


    c. MULTIPE OFFERS: In our market here in NH it is common for my listings to receive multiple offers. Simply put it starts when more than 1 buyer shows interest and makes an offer. For a seller this is the BEST scenario but must be managed correctly. Simply ask for all buyers to submit a highest and best offer by the end of the day.

    d. WHICH OFFER TO CHOOSE? There are two parts to an offer, the first is the price, the second is the terms. Terms are when will they close, do they have any contingincies such as a home inspection or mortgage. In addition the fine print with how many days they have for inspections or to get that mortgage. Read everything and do not sign if you do not fully understand.
