ow many times does this happen? You get out on the listing appointment, you got through your whole presentation and you are ready to sign papers, hurray, you got a new listing. Well, not quite.
Now the Seller decides that the four or five interested people they had look at it during the time they had it as a FSBO need to be excluded from the listing. No, I'm sorry I can't do that.Â
Well, if they come back and buy, will you discount your commission? No, I'm sorry I can't do that either.  But......etc. etc. etc.
Maybe that sounds hard hearted but we work much to hard on our listings to have someone discount our value like that.  I am not going to spend six months working on marketing a listing, spending money on advertising, working it hard to get it exposed to the greatest number of people; only to have the seller come in and tell me that Joe, the guy he told me about wants to buy the property now, so he is withdrawing the listing. Thank you for your time - no money - no commission - etc.Â
If that makes me a greedy Real Estate Agent - so be it!Â
