As the end of March nears I'm proud to announce that this month I helped two individuals find their first homes. Congrats guys and enjoy that $8,000! I also got to help a very sweet couple find a rental for a year. :) I can help you too! Remember it's not too late to get pre-approved and get into your first home. As long as you have a ratified contract by April 30th and the home closes by June 30th you can receive the $8,000 tax credit. If you aren't a first time home owner you can still get money back, (up to $6,500), if you've owned your home for at least five consecutive years of the eight years prior to the purchase date.

So give me a call or fill out my contact form if you have any questions or want to get pre-approved.

    FHA Loan Requirements Changing

So its looks as though FHA is planning to increase their upfront mortgage insurance premium (will affect borrowers buying power) and decrease allowable seller concessions from 6% to 3% (which is going to require in most cases that you, the buyer, will have to pay out of pocket for both downpayment and potentially some closing costs. Read the article for more:

I will keep you posted as I hear more, specifically time frame for changes. In the meantime take advantage of the tax credit and this is just another reason to act fast.

  • Senators agree to extend tax credit deadline!

Popular tax credit for first-time homebuyers extended and reduced credit to some repeat buyers is to be offered.

Originally the tax credit provided up to $8,000 to first-time homebuyers but was set to expire at the end of November.

As Regan Lachapelle, spokeswoman for Senate Majority Leader Harry Reid (D-Nev) said, senators agreed to extend the existing tax credit for first-time homebuyers while offering a reduced credit of up to $6,500 to repeat buyers who have owned their current homes for at least five years.

The tax credits would be available to homebuyers who sign sales agreements by the end of April and they would have until the end of June to close on their new homes.
