While I agree that it could be purchased at a substantial savings this property ( and others like it) will most likely go much higher than they may think.The Home in question is a 3 bed 2 bath in a quiet and rather nice subdivision. It is an REO property ( Bank owned) and is currently listed at great price of 149K. Many felt it could go as low as 50-60k.This property although needing some work is most likely going to go for much more. The auction process is a great way to aquire properties at a great savings but we need to remember that many folks will see this home and the value in it. I would not be surprised it if sold at or more than the listing price.I will certainly keep an eye on this as I am hosting another openhouse for it this weekend. the auction is in mid February. So stay tuned.Remember to keep your goals realistic and yes there are great deals out there now. Of those 11 were Bank owned or ( REO's Real Estate Owned). That is 28% of the market sales!<br><br>I went back to January to see how this is going to play out and discovered that in January there were only 3 Bank owned single family homes that closed.   The big bump did not occur until May when the numbers jumped to 10 Bank Owned closed vs 45 total closings ( thats 22% for those of you who like math).<br><br>The Foreclosure market is building and by that I mean properties that have been foreclosed upon. Short sales that do not close end up Bank owned or auctioned.  Short sale properties take longer time to close than the " Non Distressed" properties and Bank Owned properties. <p>I was just in the mood to run a few stats and see what is going on my " Hood"<br>Well here is what I found when a ran a search for  SOLD Single Family homes in 32828.<br>There are so far 21 Sold listings from Oct 1st 2008 ro Oct 15th 2008. ( I think 1.4 homes per day).<br>The Average Days on market is 98 days. The average Listing price to Selling price ratio is 95%. The homes are going for about 95% of their asking price ( Not Bad).<br>The Average price is $ 239,157 dollars.<br>Granted I did not specify size,ammenities such as pools and lakefront homes and I did not specifiy bedrooms. <p>I just came across some very interesting stats. These stats are from California so their relevance to the Central Florida Region is interesting at best...however could be a harbinger of things to come.<br>Recent numbers from California ( Southland) is that Prices are down ( yes we know that too here in Orlando) and that Sales are up, infact quite substantially they report a 65% increase in closings in the Southland market ( southern Calinfornia) compared to a year ago. <br><br>The other very interesting item reported is that HALF of the market there is now Foreclosures! As the Old comic Artie Johnson used to say on Laughin-in ( an old TV show) Veddy-Veddy Intah restink! Here in Florida we have as many if not more foreclosures than California. about 270,000 the last time I checked. ( only about 40,000 are on the market ( but that is another story).<br><br>What does all this mean. Market Shift! Bank owned or REO's are going to increase in our ( Central Florida Market) and the buying opportunities will be.....Veddy,Veddy Intah-restink!<br><br>Thanks for Reading.<br><br>Rick.<br></p>

The latest numbers are out and the number of closings for July are just over 1400,with 24000 plus homes in inventory we are looking at about 2yrs to clear it out. So many are now Short Sales ( Preforclosures) that I fear we may have some movement yet to see. Once these properties finally go into foreclosure the Banks will put them on the market and most likely at a very reduced amount this could drive home prices down even further. How much? I wish I knew.<br>The affordability index has improved because of the lower prices. The average home price now is about 207,500.
