New York University Professors did a Study on the impart of Organic Search on Paid Search (also know as Click Marketing, PPC, Google Adwords, etc…) and their findings are quite revealing…

A User is 4 times more likely to click on a Paid Search when an Organic Search Listing from the same Website is Present then Not.

This is HUGE!!!

It means that you cannot just rely on growing your Real Estate Internet Presence by paying your way through Click Marketing alone – You MUST have a strategy to rank Organically.

Professors Anindya Ghose and Sha Yang have highlighted the following findings:

• On average, the impact of organic listings on paid advertising is 3.5 times stronger than vice-versa, possibly because of the tendency of consumers to trust organic listings more than paid ads.
   
• The positive association between paid and organic listings increases advertisers’ profits by at least 6.15% when compared to profits in the absence of either of them. The positive association is strongest when advertiser-specific keywords are used and weakest when brand-specific and generic keywords are used.
   
• Click-through rates, conversion rates and total revenues are higher when both paid and organic listings are present simultaneously than when paid search ads are absent.
   
• The combined click-through rates are 5.1% higher when paid and organic listings are present simultaneously than when only the organic listings are present.
   
• The combined conversion rate increases 11.7% when paid and organic listings are present simultaneously than when organic listings alone are present.

The complete findings from the study are evidently available in a paper entitled "Analyzing the Relationship between Organic and Sponsored Search Advertising: Positive, Negative or Zero Interdependence?" It's 52 pages long.

What Now (a few ideas):

Big changes happen with a whimper at times and many are not prepared for the consequences of their implementation – some call that The Frog Effect; look it up – it will illuminate the intricacies of Human Behavior.

Google integrates Real Estate Listings within its Google Maps Platform. The Masters of Simplicity have done it again and the consumer is going to love it; they will welcome a venue that keeps Real Estate Agents at Arm’s Length - at least in beginning of their Search. Some Realtors and Industry leaders may even fear it – but it is here; so let’s understand it and embrace it!!!

Want to have a look at it – go to Google Maps (http://maps.google.com/) and in the Search Bar type in for example (Brevard NC Real Estate) – it will look something like this:

So what does this change mean:

1. If you built a website in order to attract Buyers, and are spending lots of money on Ad clicks you should worry. That model will continue for some time but as the consumer finds that they can perform all of their Searches on Google Maps why bother then with websites that require registration in order to have access to the information.

2. In effect your website has a new competitor… now there are hundreds of other competitors – but many view Google as the greatest force on the internet. The Million Pound Gorilla – and the consumer currently trusts the Google Brand.

3. Will Google Monetize from this model – ABSOLUTELY!!! in fact the biggest share of Marketing Real Estate is made by Google. Google has been in the Real Estate Business for Years – many failed to notice that Click-Marketing is a brilliant model that pits agents and agencies against each other and the highest bidder Wins (some say the Highest Bidder Loses – you decide!!!)

4. The Search for properties in Google Maps is simple – it combines simple Search Criteria that users love with powerful mapping. How is your Search in your website? Have you integrated that horrific Search Page that comes with your MLS in your website thinking that more is better. Remember that Google succeeds because it offers simplicity…

I say you can make Google your friend!!!

1. FACT: The consumer loves working with Professional Real Estate Agents who offer great value – I see it day-in and day-out; in fact those professionals account for almost 85% of all the Real Estate Transactions. Keep investing in your Professionalism and offer Superb Customer Service.

2. FACT: The Consumer is tired of Loser Agents who have 2 or 3 jobs on the side and are doing Real Estate as a Part-Time venture; these agents harm the reputation of all REALTORs and the standards of Professionalism should be raised not lowered; and it all starts at the brokerage level!!!

3. Two Thirds of your business should be focused on Listings. Help your Sellers and you will get the Buyers. Your Sales Force should be properly trained on both Internet and Traditional Marketing. Putting a Listing in the MLS is NOT enough…

4. Focusing on Listings forces you to be connected to the community – Have a clear Listings Services Agreement and offer Performance Guarantees. STOP being the next Mediocre REALTOR – elevate the game of your agency and serve your Real Estate Sellers.

5. The Google Maps integration of Listings will mean that Listings Agents are going to get the majority of the calls from potential Buyers; design the remaining third of your business around strong Buyers’ Agents with High Ethics and with Strong Customer Service. Evaluate their performance and seek input from your clients. Entertain having a Chinese wall between the 2-sides of the transaction – this usually angers many agents and agencies but it is high time we place it on the table as an industry.

6. Remember: We never market a listing by itself we market it within the community, neighborhood, town, etc… You MUST become the Community Expert; from schools, to jobs, to city council ordinances, etc… – you are the listing expert because you are the community expert.

7. Open up your website and offer more data for your Buyers such as Price Reduction History, Property History, Community Information, etc…

One of my biggest supporters has been Craig Summerall, the broker of Exit Realty in Lexington South Carolina – he has taken to Internet Marketing so well that he and I compete for positioning on certain keyword phrases – of course we do so with full respect and fun towards each other…

Last night Craig was posting a blog on www.AGreaterTown.com while I was running a Google index on the site, research I do to ensure that my recommendations live up to my clients' expectations - while neither of us knew this was going on… Needless to say I was so impressed that I decided to post 2 Blogs on a “greater town website”; wow I was really impressed by the ease of implementation and loved the idea that agents can use it to post their listings and really offer a lot more information than the MLS or Trulia will ever allow… Information desperately sought by Real Estate Buyers.

The site seems simple on the surface but its power lies way below the surface – in one sentence: "Google Loves it…" The Index I ran was superb; and although the stats mean nothing to most of you, the visibility is fabulous… Create an account, and start posting your listings and your blogs into it…

Drew describes the site this way: "A Greater Town gives an interactive home page to every town in the country, with a dynamic self-publishing interface for small businesses, artists, non-profits, Realtors, etc, integrated with feeds from national partners. An interesting tidbit from today's Naked Truth event in Seattle: Redfin CEO Glenn Kelman said his company just turned profitable. Since I was sitting next to him on the panel, I asked him off microphone what revenues were. He said the run rate is around $15 million. 2007 revenues were $5 million, 2006 revenues were $1 million.

That's great news for everyone except the real estate industry. The Seattle-based startup represents buyers and sellers in home real estate transactions for far less than the entrenched industry rates that take 5%-6% of the sale price of a home and split it between buy and sell brokers. On the buy side they reimburse 50% of the fee they receive back to the buyer. On the sell side they charge a $5,000 - $7,000 flat fee. The normal broker fees on a million dollar house are up to $60,000, so the savings are obvious.

The company was profiled favorably by 60 Minutes in 2007, but real estate agents and brokers have known about the company for far longer. Even as far back as 2006, Kelman told me, they've had to deal with "threats, stalkings and other disturbing behavior towards their employees and some customers from, apparently, angry real estate professionals." Now that Redfin has shown that their model works profitably those threats will likely become worse.

Disruption is never fun for those being disrupted. The DOJ is hitting the real estate industry from one side, and Redfin is hitting them from the other. The result? A better deal for the rest of us. © 2009 TechCrunch

I held a Real Estate training seminar a few months back in Charleston South Carolina in the office of Exit Realty and the Principle Brokers had a board on which these 10 commitments were prominently written. I was so impressed that I wrote them down – I am not sure who originally gathered all these ideas in one grouping but I found them to be powerful and inspiring.

This is my attempt to parallel these fabulous ideas and focus them on the Real Estate Professional work on her (his) Website (I welcome your elucidations if you feel inspired to write any!!!)

1.   I will trust I can do what my talents let me do.
becomes: ”My talents can extend to my customer connections on the internet – I will use my website to connect with clients and serve their needs.”

2.   I will not react negatively to unexpected change.
becomes: “My Website is not focused on Good News – it is focused on the Solutions Sellers and Buyers are seeking.”

3.   I will take positive action everyday.
becomes: “My daily interactions with my clients will trigger ideas and solutions I can post on my website for the benefit of all.”

4.   I will make positive growth a daily part of my life.
becomes: “My local knowledge of communities, events, activities, and changes are the scaffolding of decision making for my clients – I will share them on my website.”

5.   I will not allow other to define who I am or what I can do.
becomes: “I will not be distracted by the noise and distractions online and will focus on immediate solutions for my clients.”

6.   I will not procrastinate in doing what I know I should do.
becomes: “I will blog once a week focused on my market happenings, statistics, and important changes to the local Real Estate Market.”

7.   I will not give up because things get tough.
becomes: “I will trust that my efforts online will payoff and use them to get more listings and offer excellent marketing.”

8.   I will not sit and wait for things to happen.
becomes: “I will inform myself using local news, local city and county codes, local real Estate changes, and thoughtful Internet Farming.”

9.   I will invest my time – not waste it or abuse it.
becomes: “I will recognize that lots of internet activities are consuming of my time and not beneficial; I will remain focused on my agenda.”

10.  I will strengthen my clarity not feed my confusion.
becomes: “Learning is a journey I undertake willingly – I will chose the appropriate mentors and partners in order to grow my business.”

What is Extreme Niche Marketing in Real Estate?

I have a simple question for you, the Real Estate Professional: “If I gave you a choice between being on Page 1 of Google under the Search Phrase ‘Real Estate’ and the Search Phrase ‘Charlotte Foreclosure Homes for Sale’ what would you choose? Think about it for a second! (we’ll assume you work in Charlotte with a leaning towards foreclosures.)

The Answer to this question reveals your views on Real Estate Marketing and how it relates to Real Estate Internet Visibility – a topic mired in SEO double-speak and Voodoo Tools that are used more to confuse than illuminate.

Those of you who respond “Real Estate” are truly NOT connected to the needs of your Homebuyers in your local market – you may have business motives that are driven by either Real Estate Services, Franchising, or Ancillary Sales Tools for the Industry – what we call Inside Baseball!!!

When was the last time you met a would be Homebuyer who started their Internet Search Online with the general term ‘Real Estate?’ Fact is Consumers have embraced Internet Search with over 95%+ - a near Search Saturation. Visit your colleagues websites and read their Bio - you will be stunned; are you making the same mistake?

So why not become the expert in your Niche Market and offer the best insights you can gather locally and place them in your website and your blogs with a vision to serve Buyers in their Search Shopping Experience – this expertise will make you a better Listing Agent in your Niche Market; after-all in Real Estate “The Professional” is really a Matchmaker – Buyers and Sellers dictate the market!!!

[Some Agents think they are the Market Makers – an insight that is not only flawed; some would call it naive!]
