to find out to support the launch of DataSF.org.
The new site publishes data from the City & County of San Francisco and provides
access to everything from police records to restaurant inspection reports. With
DataSF the city aims to increase the transparency of government data and to foster
innovation in the bay area.

And so when Mayor Newsom wanted to find out which data
should be included on the site, he turned to the Trulia Voices community with
his inquiry:

The Mayor's question received answers from almost 100 members of the
Trulia Voices community. 58% of the responses came from California residents
and 31% from those who reside in San Francisco. Though the answers were
wide-ranging, there were definitely some commonalities among the requests for
information.

Crime data, proximity to points of interest and school
information topped the list on a national level. These features were important
to San Francisco residents as well, however those in SF differentiated
themselves from the group at large with numerous requests for information about access to transportation and street parking, indicating a clear need to navigate
the city with ease. San Francisco dwellers were also more likely than others to
request information about parks, verifying the outdoorsy culture that is
prevalent in the city.

"Since the
launch of DataSF.org a couple weeks ago, we've had nearly 10,000 visitors from
104 countries and every state in the nation,” said the Mayor, “Thank you for
taking the time to suggest ways to improve San Francisco and what additional
data you want to see on the site."

From the looks of it, the Mayor has taken these suggestions
seriously. DataSF.org already boasts crime statistics,
transportation
data as well as information about recreation
and park lands. They’ve also already tackled another common request from
San Francisco residents:

"We
are working city departments to make as much non-confidential government data
available on DataSF as possible,” he said. “With that in mind, I am pleased to
announce that we have just released the most requested dataset on DataSF - our street
sweeping schedule. We look forward to seeing how this and other data is
used in ways to make government work better for all of us."

Mon, 09 Nov 2009 10:46:29 -0800

Helping Agents Market for Good

http://www.trulia.com/blog/discovertrulia/2009/10/helping_agents_market_for_good

http://www.trulia.com/blog/discovertrulia/2009/10/helping_agents_market_for_good

Today is National Breast Cancer Awareness Day, part of the larger
Breast Cancer Awareness month. Breast cancer affects many women and
their families; a woman has a 1 in 8 risk of developing breast cancer
during her lifetime. And that’s exactly why Trulians are doing our
part to raise breast cancer awareness and to support Susan G Komen for
the Cure.

For every Trulia Pro premium marketing subscription purchased through the end of the month, Trulia will donate the first month’s fee to Susan G Komen for the Cure. Just use code PINK
at billing to make sure your money is donated to this fantastic
organization. In addition, Trulia has donated on-site ad space to the
cause and has launched an employee donation program.

Other ways you can do your part to support breast cancer awareness and help find a cure:

Donate to a national cancer non-profit or to a local cancer treatment center

Encourage women to check with their doctors about when to begin regular mammograms - then to have them!

Write your member of Congress to say that early detection and
treatment programs be included in any national health care legislation.

Have you found yourself in our Find a Pro directory yet?
Have you been wondering what’s behind the results and why you show up where you
do? If so, read on and set your mind at ease – all will be explained.

You can search for professionals within our directory by:

Location – Our
location search looks at the primary location in all member profiles. If you
want to show up for a search in Orlando Florida,
make sure that location is the first one listed on your profile page. Subsequent
locations don’t affect the results and zip code searches won’t bring up results
for the corresponding city – e.g. a search in zip 95616 won’t
bring up results for Davis, CA. The
opposite is true however – a search in Davis, CA will
bring up results for all associated zip codes.

Keyword – Our
keyword search checks all fields in all Trulia profiles to find possible
matches. Whether you’re a relocation
expert, or a short
sale specialist, take care to include all the relevant information you can
about yourself and your business in your profile.

Type of professional
– As you would expect, this checks the professional type listed in each
member’s profile. Make certain that you’re listed correctly as an Agent, Mortgage
Broker or Lender or a Property
Manager so you show up when you
should, and take note that if you are a broker, you will also appear in the
agent search results.

Once results are returned for a particular search, they are ordered
based on the following criteria:

Total number of contributions – This criterion is designed to reward
members who are always on top of their game and frequently provide advice and
start discussions. Contributions include questions, answers, blog posts, and
comments.

Community
appreciation – The more Thumbs Up (useful) votes and Best Answer Awards you
receive from other community members, the more likely it is that you will
appear higher within the results.

Frequency of participation
– This helps members who are consistently active appear higher and prevents a
power user who no longer contributes from hogging the spotlight long after he
or she has left.

Once these three criteria are checked, they form a score
which determines the order in which the results will appear. However, please
note that not all criteria are of equal value. In fact ‘Community Love’ has the
highest value to ensure that members who contribute quality content get the
spotlight.

want photos - people like pictures! Whether they’re searching for
homes on Trulia’s main site or on our iPhone application for real estate, they want photos. More photos. Bigger photos. You get the idea.

Real estate agents have long known that people love photos, so they
typically make sure to make lots of photos available for the listings
they represent. At Trulia, we strive to make it easier for agents to
present their listings in the most pleasing way possible, and we’ve
just made this easier. Now, if you’re the listing agent for a
particular listing, you can easily add photos or re-order photos (to
make sure, for example, that the cover photo is the most eye-catching
of them all).

It’s easy to try out the new functionality. First, access your My Listings
page (if you don’t already have a Trulia account, you’ll be prompted to
create one). Then, for any listing on your page, select from the
drop-down menu as per the screenshot below. (If you don’t yet have
listings on this page, you can also add them here).

Next, you can edit photos from this page. Add photos (as many as
you’d like!) by uploading them from your computer or just entering the
URL if the photo is already posted elsewhere online. Delete any photos

popular, but the good news is that for most online services, there is one! On Trulia Voices knowing the formula and using
it to your advantage could mean that your Q&A or blog, could be featured on
the Trulia Voices homepage. What better way to establish yourself as an expert
than appearing on the homepage of one of the most popular destinations for
serious homebuyers and home sellers?

So, are you wondering what the formula is? It is actually
very simple…

Trulia determines popularity using a points system. Points
are given to a post (blog or Q&A) if any of the following have occurred
within the past 7 days:

The post received new answers or comments.

The post was viewed by people interested in the
topic.

The post received a Thumbs Up Vote by a reader.

More recent views
give posts extra points. And of course, the more a post is viewed, the more thumbs up votes it
receives, and the more answers or comments it gets, the more likely it is to
appear and remain on the Trulia Voices homepage for more time.

The Trulia Voices homepage updates to show the
newest popular content several times a day and the chances for you to be in the
spotlight are quite high! Check out some tips that we put together just for you.

Surprisingly simple isn’t it?

you can become a featured blogger! If you’ve been sitting on the sidelines,

<span style="font-family: "Arial","sans-serif"; font-size: 13px;">What makes a
blogger worthy of being featured? Here are four tips to help you make it on the
short list. Keep these in mind when you create new posts and you’ll be well on
your way to Trulia Blog Stardom.

<span style="font-family: "Arial","sans-serif";">High quality content<span style="font-family: "Arial","sans-serif";"> – When you write a blog, make sure
you take your audience into account; what would home buyers like to read, what
would other real estate professionals be interested in etc. Remember that the Blog of the week is featured
nationally, so it’s important to demonstrate that you can blog about broad
topics that affect buyers, sellers and owners in many areas. Results of a
recent survey we conducted also indicate that Trulia users are most interested
in reading about educational ‘how-to’ information. They’re looking for the
basics about buying, selling, making or negotiating an offer, home maintenance,
and how to buy a foreclosure. Check out this

10 Blogging Tips to review the basics and get your creative juices flowing.

<span style="font-family: "Arial","sans-serif";">Consistency <span style="font-family: "Arial","sans-serif";">– Writing one or two awesome posts is
definitely a feather in your cap, but we want to reward bloggers who are in it
for the long haul. Being Blog of the week is guaranteed to grow your readership
and you don’t want to leave those folks hanging once you’re out of the
spotlight. Also all Bloggers of the week are asked to publish three (3) posts
while they’re featured. So make sure you’re up to the task of maintaining your
blog. We recommend that you aim to publish one new post per week, although if
you want to post more often we won’t discourage you.

<span style="font-family: "Arial","sans-serif";">Excellent Presentation<span style="font-family: "Arial","sans-serif";"> – Don’t let this one scare you. We’re
not talking about anything super-flashy, but we do want to help you delight
your readers. Having a first-rate presentation is key – your blog has to be
readable, and those little extras you can add in like photos and videos keep
current readers interested and attract new ones. Make sure you check out all of
the formatting options we offer to make your blog reflect your content and your
personality.

<span style="font-family: "Arial","sans-serif";">Original Content<span style="font-family: "Arial","sans-serif"; font-size: 13px;"> – Plagiarism is not only not cool,
it’s also a violation of the law. If you don’t author your own blog content
chances are quite bad that you’ll become our next Blog of the week and very
good that your content will be removed from our site entirely instead. If you
use any previously published content in your blog, remember that you should
only republish a paragraph at most and you must
be sure to cite your source and link back to the full article. You are
responsible for ensuring your own content is formatted property so check out this

for all home buyers. Following negotiations between House and Senate
members combining their bills into one piece of legislation for
President Obama to sign, that tax credit has now been reduced to
$8,000, according to the LA Times blog.

The newly proposed home buyer tax credit is only
$500 more than the credit in last summer’s Housing and Economic
Recovery Act. In addition to the reduction, new restrictions from the
Senate bill have been put into place. Only first time buyers will
qualify, and the transaction must close by August 31, 2009. No
official word on other limitations.

What does this mean for home buyers? As Jon Lansner points out on his OC Register real estate blog,
it depends on where you live. For those of us in California, it equals
1.3% of the $633,581 state average listing price. Check out his
analysis of how the $8000 credit will impact buyers by state.

He’s charted each state (plus Washington DC) by the change in
housing prices over the past year and has placed them into three
categories: sickets, middle, and healthiest. See how much the tax
credit will count toward purchases real estate’s sickest state (CA)
versus the healthiest (WV).

Foreclosures are a popular subject on Trulia. Our Trulia Voices
real estate community has many real estate experts who have a deep
understanding about all aspects of the Foreclosure process. Some of you
have written some great blog posts while others have provided excellent
answers in the comment section. We want to make all your current and
future content easily discoverable on Trulia by creating a Foreclosure Glossary.

Here’s the skinny:

We’ve created some key foreclosure terms for the community to blog about

Select the foreclosure terms that you are most knowledgeable in - one blog post per term

Use one of the suggested terms as your subject line ex. ‘Absolute auction’

We’ll review all the blog posts for each term and select the best post which will get featured in the glossary

Best posts will be selected by a combination of Thumbs up and by our judges at Realty Trac

First review will start on Feb 24th. More reviews will happen on a
monthly basis, so the best posts will get the chance to be included on
the glossary

Each post in the Foreclosure Glossary will include the name of the author and a link to your profile

With the help of the community, we look forward to creating
a go to source of foreclosure information for consumers and
professionals. If you have any suggestions or thoughts, please share them with us.

It’s an excellent question. Answers can vary as it depends on ahost of variables. Let’s see what our Trulia Voices real estate community had to say…

Thoughts from our Trulia Voices Real Estate Community

The first real estate agent to answer was Jeff Royce from Frankly Real Estate in Fairfax, Virginia. Jeff’s answer was so detailed that he turned it into a blog post on his own blog, OurFairfax.com. What a great way to re-distribute a valuable piece of content - nice going Jeff! Here is a snippet of Jeff’s answer to Jennifer, ” In a buyers marketlike we have in Northern Virginia, people who are looking to sell theircurrent home and purchase another have a tough choice to make. Shouldthey sell their current home, or purchase their next home first? Thereis no one-size-fits-all answer, but here are a couple of scenarios toconsider:

A. Sell Home 1, Then Buy Home 2: In this market, you have a lot of control over the purchase of your home. If you sellHome 1 you will know exactly what you have to work with financially asyou approach the purchase of Home 2. You will also get a better priceon both homes. That is because you will not be under any pressure tosell Home 1, therefore you will not be tempted to jump at a low offer. You will get a better price on Home 2 because you will be working witha definite timetable, and will not need to make your offer contingenton the sale of your home. A seller who has to deal with a sale-of-homecontingency will, almost by definition, expect more money for the saleof their home. Sellers look for two things when they are selling theirhome: top dollar and security in the sale. Which would you rather givethem?….”

Monika Kumar, a real estate agent and leader of RealtyGeeksTeam - National Realty in Reston, Virginia said, “Looking at the marketconditions, putting your house on the market by well preparing it tosell meanwhile browse the listings as well visit the areas and narrowdown the location you may want to move. Once your house goes undercontract with most contingencies removed at that point put a contracton your next home in your narrowed down area. NOW this is an ideal wayto move when you have a house to sell.”

Glenda Cherry is a real estate agent with Avery-Hessin Fairfax County, Virginia said, ” I have clients who are in a similarsituation - they have a house in a great school district, but theirkids are grown so they want to move to a different type of communityand don’t really care about the schools. After many discussions, wedecided it would be best for them to wait until the spring to put theirhouse on the market (it has incredible landscaping!) and startseriously looking once their home is under contract. In the meantime,we’ve been looking at homes in various communities - that way, they’llalready know which communities they prefer and will be able to closelytarget their home search when the time is right.”

Marty Jones is a real estate broker with Marty Jones Realtyin Cashiers, North Carolina who said, “I would think one of the mainconsiderations for your plan would be the mortgage amount of the homeyou currently own, and the debt, if any, you plan to incur on thesecond home.

If your current home takes a while to sell, is it financiallyfeasible to pay both mortgages? If the answer to that question is yes,and it would not create a financial hardship, I would say takeadvantage of the current market conditions and go ahead and purchase inthe desired school district. You might also consider renting thecurrent home for a while to offset the mortgage.

If two mortgages would create a financial hardship, I would suggestwaiting until your current home sells. You could sign a contingent salecontract, but if the first home doesn’t sell, and you can’t carry bothmortgages, it will be an exercise in futility. It could also mean thatyou incur expenses related to the purchase, such as inspections, surveys, etc., that will be wasted.”

Theresa McSpedon is a real estate agent and Trulia Pro with Coldwell Banker in Stamford, Connecticut who said, “SELL, SELL, SELL, SELL FIRST.”

My Thoughts

Thanks to the Trulia Voices real estate community for providing suchthoughtful answers for Jennifer. As many have pointed out, their arenumerous scenarios that can dictate which steps you should take first.Because of this, there really is no one right answer, especially notknowing the details of her financial situation. You should conductinterviews of several agents and agents from different companies. Theinitial challenge will be getting your home sold in this market - thatwill come from a comprehensive and multi-leveled marketing plan lead byand agent skilled in the SELLING process; many agents jumped in duringthe big rush and have no idea how to work a “real” market.”

David Feldsteinis a real estate agent from Exit Kingdom Realty in Forest Hills, NewYork who said, ” I think you really need to look at both of thetransactions differently. You should not try to package both of themwith related commission structures… You should use the same agent ifyou feel comfortable doing so. Interview the agent who is selling yourhome on their skills as a selling agent… Ask questions about pastsales, marketing methods, and so on…. The commission in my opinionshould be the last thing you discuss…”

My Thoughts

I think the Trulia Voices community has a pulse on this subject andencourage you to read the other comments on the thread. Personally, Ithink it really depends on numerous factors. Previously agents onlyworked in the best interest of the seller. A seller’s agent negotiatesfor their client, holds their information in confidence, and so on.Buyers need the same professional services

Usually the commission paid to a buyers agent is paid for by theseller, but buyers can elect to pay their agent for their services aswell.”

Bonnie Tegge,a Prudential Decker Realty real estate agent from Virginia Beach,Virginia said, “A Buyer needs separate representation to make surehis/her needs are met in a contract to purchase. This would be separatefrom the agent who listed a particular house you might be interestedin. To have representation by a buyer’s agent means that you will haveyour best interests taken care of. If it were the agent who had alisting you wanted to purchase, they would be also taking care of theirother client’s interest-the seller. Possibly, your situation could beused against you in this way. Not with a buyers agent. And the plus? You don’t pay your agent’s commission. That is paid by the seller atthe closing of the property.

You are MUCH SAFER having your OWN REPRESENTATION - someone who will fight for you and protect you as well in the transaction.”

Pat and Nancy Zolloare real estate agents from Keller Williams in Horsham, Pennsylvaniawho said, ” the short and sweet answer is that a Buyer Agent representsYOU and can work to get you the best deal. A sub agent technically isworking for the Seller.”

Renee Porsiais a real estate agent from RE/MAX Action Realty in Philadelphia,Pennsylvania who says, “Great question Carrie. I am very passionateabout buyer agency. To give you just a short history of how buyeragency came about, many years ago when sellers listed their homes, theyhired their Realtor to list and represent their best interests but thebuyers didn’t have anyone to represent their best interests.

In 1988 this changed when buyer agency was created. Today, a buyerhas the same opportunity to hire a Realtor to represent their interestsas sellers and it levels the playing ground.

A buyer can hire a buyer agent by simply signing what is called aBuyer Broker Agreement. All of the buyer terms are explained within theagreement which includes how the buyer agent will be paid and by whom.Typically when a seller lists their home they have already decided howmuch they will be paying their Realtor and the buyer agent. So, thebuyer agent typically gets paid out of the fee the seller agreed to paywhen they listed their home. On rare occassions, the buyer agent COULDbe paid by the buyer if the home is a For Sale By Owner and the ownerrefuses to pay your buyer agent. No matter what, before you sign theBuyer Broker Agreement all of that will be decided by the buyer andagent…….”

Christopher and Stephanie Somersare Remax Affiliate real estate agents from Philadelphia, Pennsylvaniawho said, “You have started a very passionate discussion. I wouldstrongly recommend reading Renee’s posts.

Basically, a buyers agent is your quarterback. Do you want a rookieor a Brett Favre to navigate you down the field to score ? Or anotheranalogy - when you have surgery done do you want the experienced doctoror the one in med school. Or if you are getting divorced, when you wantyour husbands attorney to represent you ?

The states added buyer agency for a reason - it benefits theconsumer. So in Pennsylvania, you can have your own agent as a buyer, have the listing agent but a dual agent or do it on your own. The pointbeing why would you when the seller pays the real estate commission ?Also, would one perform surgery on them self ?

Hope that helps : ) Bottom line, when you purchase a property, get astrong buyers agent !!!! : ) That way, you will have your ownrepresentation… your own quarterback, your own doctor… I think you getthe point !

Carrie followed up with everyone and said, “Thank you to all of the Realtors who answered my question. I think I get it now.”

My Thoughts

There was a little heated back and forth from other buyers, sellers and agents but overall our community of real estate agents did a fantastic job of answering Carrie’s question.Buyers agents are an invaluable resource for home buyers. They willhelp guide and advise you throughout the entire home buying process. Don’t you want someone looking out for your best interests?

Rudy Bachraty

Social Media Guru at Trulia

Mon, 01 Dec 2008 09:27:26 -0800

Please welcome the new and improved member search

http://www.trulia.com/blog/discovertrulia/2008/11/please_welcome_the_new_a

http://www.trulia.com/blog/discovertrulia/2008/11/please_welcome_the_new_a

It is with great excitement that we can share with you the news about thew new Member Search and Top Voices! I would strongly suggest that you hire a buyers agent to represent you. There is a fee involved but a portion of that can be paid as part of the cooperating broker commission in the transaction, especially if the property is listed in MLS. The CBR representation is national, you can go to their website and look for someone who has taken the training. Also ask for references. You should see what your home would've sold for in 2001/2002 and if it's almost down that low, you will be safe. 2003-2004 prices would be cutting it close and 2005-2006 prices would be unrealistic to consider buying."

Now, as for how low you can go, it's more important to say how HIGH can YOU afford to go.

Welcome! It's great to see so many of you blogging on Trulia.

In addition to Trulia Voices Q and A, blogging on the new Trulia Blog platform is a great way for you expand your thoughts, ideas, opinions and tips to your readers. You can dive deeper by adding pictures, videos, charts and more. We want to see you succeed so we came up with this basic framework for you to follow when writing your blog posts.

1. Create a Blog Plan

Create a list of specific topics that you plan to write about. Things like local market conditions, local inventory, new developments, first time home buyer tips, home seller tips, home buyer tips, community report, building report, neighborhood news, local businesses and more. You can even create a calendar, either online using google calendar or in print - a simple calendar journal with specific topics for each day or week. This will help you stay focused and manage your time better.

2. Know your target audience

Are your writing to other agents or are you talking to the consumer. It's ok to do either one but knowing who you addressing in a particular post will help you choose your words a little better.

3. Know What your area of expertise is and Own it

Are you a new construction specialist? Do you work with seniors? Are you a investment property expert? You get the idea. Blog about what you know best in the areas you know best. Get specific to your geography.

4. Keep it simple

You don't have to write a novel. Think about the point you'd like to make with you post and keep it concise. One to three paragraphs is more than adequate.

5. Take your own local pictures

What better way to show a consumer that you know your area than by documenting it via photographs? Take pictures of anything real estate related. You never know when you will need a photo for a future blog post. I have my camera, two actually, on my hip at all times. Sometimes, a photo may be the inspiration for a blog post.

6. Use Video

This is more of an advanced technique to add valuable content to your blog. But anyone can do it easily. Shoot very short 10-60 second videos of your neighborhood, local businesses, parks, attractions and more. This will give the consumer, especially one relocating from outside the area a glimpse, your personal view, of what could be their future neighborhood. Then, you could even interview local businesses, consumers on the street, home sellers, buyers and get feedback on their real estate thoughts.

7. Use the Community for Ideas

Trulia Voices Q and A is a great resource to get ideas for blog posts. Find threads that you feel you can provide more in depth information on and then link back to that thread. It will expand the conversation to another level.

8. Be Original - Don't Just copy and Paste

It may be tempting to just copy and paste someone else's great article or post in it's entirety, but it's not the right thing to do. If you find such an article, copy a quote a portion of it into your post. Then add your opinion and personal take on it. Make sure to include a link back and attribution to the source of the original article - this is proper blogging etiquette. By doing this, you are creating new content and while crediting the original source. It allows you to give credit where credit is due while adding your original perspective to it. Be original :)

9. Create Optimized Blog Post Headlines

This is very important - for both getting readers attention and search engines. It's one of the most important parts of a blog post - Voices Q and A question too. If you are writing about a neighborhood, make sure that neighborhood name is in the title. If you are writing about a city and town, the same applies. Ditto if your writing about one of your listings, buildings or communities - make sure you include them in the title.

Another angle could be to create unique and catchy post titles like - The 5 Best Reasons to Live in Manhattan or My Clients Can't Stop talking about me - Find out Why. Try different things.

10. Write from Your Personal Experience

Share your real life real estate experiences. People love stories. It's what conversations are all about. Your blog is a way to share these stories. Someone who is looking to buy or sell may relate to something you mentioned in your blog post which can lead them to call you. I am fascinated with the personal stories and experiences of people. It gives us an insight into who they are as a person and a professional. Ultimately, it helps us decide whether we want to work with them, be friends with them or not. Your blog and Q and A contributions give consumers a glimpse of who you are. It's your opportunity to make a good first impression on them. And, it gives consumers a chance to study you. The same holds true for consumers who will choose to write on Trulia. You will give agents an opportunity to see who you are too. It's a two way street. Let's meet in the middle and get to know each other a little better.

As you know, real estate is a people business. Be personable yet professional in your posts and don't be afraid to let your personality shine through.

Good luck all.

No need to search...it is nowhere to be found!

The community reached out to us asking to remove thumbs down because it was not adding much value (check it out yourselves!); often good content would get thumbs down and vice versa, or in some cases thumbs down would be 'abused'... So we went ahead and removed it! Our goal and promise to you is to make Trulia Voices is a fun and comfortable place for all of you to participate and meet people.

So, what we did instead? We believe it is important as a member of the community to 'vote' for good content. Trulia Voices now allows you to mark an answer or question as helpful, if you think it adds value or you can just report it to us, so our moderators will take further actions.
We are so excited to present to all of you Trulia Blogs as part of the Trulia Voices community!

After receiving a lot of feedback about adding blogs as an extension to our Q&A product, we decided to make it happen. Both real estate experts and consumers can share their expertise or their thoughts about real estate with the world.

Who is it blogging for?
Everyone with an interest in real estate and a Trulia account can blog. Agents as experts can share their knowledge and consumers can write about their real estate life; home buying experience, renovation projects, living green etc. I am certain you spend much time talking about real estate at dinner parties, why not share your thoughts with the community?

How to get there?
It is so easy! Just log in and click on 'write a blog post' link on the 'Quick links' menu which is located on the right hand side and you can start blogging. Can't believe it is that easy? Well, check it out!

What happens after i blog?
Your blog post will appear automatically on the Trulia Voices homepage, together with other blogs posts and Q&A. Millions of visitors will be able to see it and comment on it.
