Beltrami neighborhood and park are named after Giacomo Constantino Beltrami, an early 19th century Italian jurist, scholar and explorer. As with other neighborhoods in Northeast Minneapolis, many artists have set up studios in Beltrami. out with some basic things you can do as a Minnesota homeowner, you can

operation.  Another helpful tip with the refrigerator that people
don't realize, is to vacuum the refrigerator condenser coil
frequently.  The condenser coil should be cleaned once per year,
or if you have a pet with long hair, it is probably a good idea to
clean it every 6 months. This can be found either running from the
back to front of your appliance or on the bottom. Another tip to
help keep your kitchen more energy efficient is to only run full loads
in your dishwasher.  This will not only save energy, but save on
your water bill…a double bonus!<br><br>In your laundry and
bathroom areas, the first basic tip is to make sure the hot-water
heater thermostat is set no higher than 150 degrees Fahrenheit. 
Insulate all hot water pipes and seal all leaking taps.  When
doing laundry, never overload the dryer.  This will only make it
work twice as hard using twice as much energy and will take even longer
for the clothes to dry.  And never forget to clean out
the dryer lint filter after each load (also a fire prevention
tip)!<br><br>Tips for your living area including bedrooms are also very
simple.  Make sure that you have ceiling insulation properly
installed throughout the house.  This is something that can be
researched during your home inspection.  Whether at home or not,
keep curtains closed to prevent heat loss in winter and overheating in
summer, and always close off unheated areas.  Clean your heating
filter regularly to make sure you get the most of your money in the
winter months!  There have been several reports about the use of
high-efficiency fluorescent lighting in all areas where
appropriate.  They may be more expensive up front, but can save up
to 80 percent in costs in the long run.<br><br>Following these tips

everything.  You will find having notebooks full of lists and
information to refer to will make the whole process that much easier.
 Write everything down, starting with all the furniture you will be
taking with you into your new Minnesota home.  I find it very helpful
to make sure any cleaning, painting, or repairing of any furniture is
done before you load it into the moving truck and place it in your
home.  If you have anything that needs a slight repair or perhaps a
dresser you would like to give a new coat of paint to, take care of it
before you move.  I also suggest cleaning any mattresses and rugs you
will be taking.  A vacuum with carpet cleaner attachments always comes
in handy to get this job done!  Also, make sure all laundry gets done
before the move.  Nothing like walking into your new clean laundry room
for the first time without any clothes to wash!<br><br>Move all of the
big items first, then any smaller decorative items that you may have. 
It is a great idea to organize and move room by room so you keep
everything together.  After placing the larger furniture items, you may
want to make some changes.  What may have looked good in a room at an
apartment may look differently in your house.  This is your chance to
decorate all over again, so take advantage of it!<br><br>If you don't
want to pay any money to buy boxes, certain stores will give them
out before they get recycled, such as grocery stores and big box
retailers. Another great idea is to buy large plastic tubs or bins that
you can reuse for storage in your first home!  Use laundry baskets to
move clothes, that way when everything gets put away that you packed
into them, they are ready for their place in their new home!</span></div><div style="margin: 0in 0in 0pt;"><span style="color: black;"> <br>Something
that always gets overlooked in your move is writing down a list of all
the places you'll need to change your address. Make sure you change it
at the post office at least twice.  Doing it more then once will give
you backup confidence that it will be taken care of, as the forwarding
service does expire!<br><br>Moving into your home as a first time home
buyer is one of the most exciting things you can do!  Make sure that
you enjoy the process even through all of the stress that can happen

with July 15th thru the 18th we have a fantastic event called the Deep
Blues Festival.  Check out some great music and performances

16th through 18th is the Spirit of the Lakes Festival of the
Arts.  This is an event for all ages!  It has boat rides,
parades, music, arts and crafts, as well as fireworks and great
food!  This all takes place in Mound, MN and will be kicked off
on Thursday night with a special introduction by the Mayor at 7:00
PM, followed by the Kiddie Parade and Music in the Park with Family
friendly entertainment.  Also happening July 16th through 18th is
Wannigan Days 2009, which includes street dancing, boat cruises and
family entertainment, all in fantastic Taylor Falls, MN and neighbor
city St. Croix Falls, WI.  <br><br>The weekend of July 17th, 18th
and 19th is the very popular Highland Fest in St. Paul.  This
includes live music, carnival rides, food, a beer tent, a juried art
fair and, as always, plenty of entertainment for everyone!<br><br>These

process of purchasing a new home, so I wanted to take a day and talk
about three important questions to ask yourself as you begin your
search.</p><p>1.  How much can I afford?<br>The answer to this question
has a lot to do with your income and the current amount of debt you
have.  In general, most home buyers purchase a house that cost between
1.5 – 2.5 times their annual household income.  There is always a
degree of variation due to the individual situations and specific
market conditions.  There are many ways to come to an answer.  A quick
and easy way is to use a home affordability calculator.  They are
available online and simple to use – just input your information and

interest in listening to your expectations of a home, and work to find
you that perfect place to call home.  In addition, the services
provided to the home buyer are usually free, paid for by the seller. 
And finally, a Real Estate Agent is responsible for always acting in
your best interest.</p><p>3.  How important is attending open house events?<br>Very
important!  When you are planning to purchase a new home attending open
houses can be a good way to find the home you want, or at the very
least, to pick up useful ideas.  You may also have the opportunity to

interest.<br><br>First off, try attending the Basilica Block Party!  This fun event takes place this Friday and Saturday, July 10th and 11th, and is being held at the Basilica of Saint Mary in <span style="background-attachment: scroll; background-position: 0% 0%;" id="lw_1247194635_1">Minneapolis, Minnesota</span>. 
This event started in 1995, and has since grown to include 15,000
people in attendance, and raised about $100,000.  All of the proceeds
fund the ongoing restoration of the Basilica, a landmark parish located
on Hennepin Avenue in downtown Minneapolis.<br><br>This year, look for
performances from groups such as The Black Crowes, Mat Kearney, Erin
McCarley, The Jawhawks, and Serena Ryder on Friday night. Saturday
features equally exciting performances from Counting Crows, Matt
Nathanson, The Hold Steady and Tim Mahoney. For a preview of what you
can expect, check online to see the Basilica choir sing a rendition of
"Hangin' Around" by Counting Crows, "She Talks to Angels" by The Black
Crowes and The Hold Steady's "I'm Discouraged." Tickets can be
purchased through Ticketmaster or at The Local, a bar in downtown
Minneapolis.<br><br>While you are downtown this weekend, try doing some
shopping at the Fun Sisters Boutique located in the Skyway of the US
Bank building at 101 East 5th Street. This is a great place to shop for
designer purses, accessories and other luxury items.  It is only open

income must meet the stipulated minimum, which varies according to the
number of your dependents and the median income for the area in which
you intend to purchase.  Now remember, the higher the income the
greater number of dependents will be needed to qualify.  The good thing
about the median income is that is varies by area so there may be
several different programs available - especially in the greater
metropolitan areas of Minnesota!  These are government down payment
programs based on a yearly budget, which means if they are not used,
they will lose the funding the following year, so they want to give you
money!<br><br>Although the number one qualifying factor for this type
of loan is income, here are a few other qualifying areas to know about
before you get started:</span></div><div style="margin: 0in 0in 0pt;"><span style="font-size: 11px;"><br>-You must meet the median income requirements established in your local area.<br>-Must be a first time home buyer.  This is the only way to be approved for this government grant as a first time home buyer!<br><br>Some other

bidding wars discourage you!  There are a lot of homes out there in
foreclosure right now, which makes this a great time for not only all
of you first time home buyers in Minnesota, but those of you that may
be interested in acquiring a second property.  You and your Realtor may
find the perfect house and get your bid in immediately, but there may
be others bidding for the same property. Stay out there and keep
looking even if you don’t close on the first home you make an offer
for. Working with the right Realtor will help keep you informed about
exactly what is going on in the Minnesota home buyers market and feel

Government has just announced a list of states that will be receiving
federal funding to jumpstart new construction projects.  Minnesota is
one of the 26 lucky states that was chosen to receive part of the
initial funding.<br><br>With the slowing of the US economy taking a
heavy tolll on construction starts and developments, particularly in
the residential market, the American Recovery and Reinvestment Act of
2009 has just allotted funding to 26 states to increase availability of
"affordable housing options for low-income families at a time when
those options are needed more than ever."<br><br>Minnesota was one of
the first states chosen to receive the funding, and you can expect new
housing developments to be started in the very near future.  The Act
even gives greater preference to those projects that start in the
immediately!  With over $1 billion pledged to support these new housing
constructions throughout the country, US HUS Secretary Shaun Donovan
provided further explanation by clarifying, "the purpose of the
American Recovery and Reinvestment Act of 2009 is to jumpstart the
nation's ailing economy, with a primar focus on creaing and saving jobs
in the near term."  So, the news for Minnesota is two-fold:<ol><li>Additional Minnesota homes will be built and become available to the public who needs them most.</li>
<li>The new home developments will create new jobs for residents of Minnesota who have been hit by the troubled economy.</li>
</ol>

July!  One of the things that I love the most about America is the
freedom we all have to be homeowners.  But what if your home in
Minnesota suddenly doesn't seem as affordable as it was two years
ago?  Is your monthly payment becoming too much to handle?<br><br>There's
great news coming from the government that might enable you to lower
your monthly payment and take some stress off paying for your Minnesota
home!  The government has just expanded the criteria for its
"Making Home Affordable" program.<br><br>You may now be eligible to
refinance your Minnesota home and take advantage of historically low
interest rates.  While all of the previous criteria of the program
is still in place, the government has acknowledged all of the
homeowners who are still making their monthly mortgage payments, but
are up to 125% underwater on their mortgage (based on current home
values).  U.s. Housing and Urban Development Secretary Shaun
Donovan  announced late last week that:<br><br>"Under
authorization provided by the Federal Housing Agency , borrowers whose
mortgages are currently owned or guaranteed by Fannie Mae and Freddie
Mac will now be allowed to refinance those loans according to the terms
of the Home Affordable Refinance program established earlier this year."<br><br>This
means that you may be able to substantially lower the monthly payment
on your Minnesota home.  Imagine having an extra $100 or $200 per
month to fill in your budget gaps!  To see if you are eligible to
take advantage of this addition, contact your mortgage lender.  If
