The numbers that I run are different than third party sites like Trulia & Zillow becauseâ€¦wellâ€¦theyâ€™re more accurate. At the very least, Iâ€™m still not showing a property like 432 Canyon Creek Drive as available when it sold in September. Â Also, I have the correct listing brokerâ€¦
Currently, there are 10 active listings in the city. Â Iâ€™ve had a chance to see almost all of them, including 3 Entrada Circle. Â They were hearing offers earlier in the week, so I couldnâ€™t say for sure whether or not itâ€™s in contract, but this is a great home. Â 2 stories, with really good flow through the house. Â Itâ€™s on a corner lot so it feels private and it has a view of the greenbelt. Itâ€™s exclusively listed by Kaleena Amuchastegui with Capri Property Real Estate. 3 beds, 2.5 bath 2617 +/- sq ft on .20 +/- acre lot. Currently offered at $409,900. Â This is the type of property that doesnâ€™t hang around American Canyon for very long.
Now for the boring stuff: 10 active properties on the market (at time of writing),Â averageÂ sales price @Â $493,109,Â averageÂ $/sq ft @Â $208Â andÂ averagedays on market @Â 43. Thatâ€™s still well below the 3 months worth of inventory that most economists like to see. Â Through about 11am this morning, 15 properties had closed in October. Â The median sales price wasÂ $420,000, $165/sq ftÂ andÂ 38Â days on market.
Again, although weâ€™re entering what is traditionally the slow season, there are great deals out there if you know where to look. Â As always, Iâ€™d be happy to help you (or a friend) find them. Â Interest rates are still down for now (although that could change quickly), and with people focused on the holidays there isnâ€™t as much competition (usually) so it really is a great time to buy.
