Good News for Sellers . . .

. . . but not for buyers.

If reduced competition means higher home prices and shorter listing periods, numbers from the first two weeks of this year will be music to the ears of Boulder County residents who soon will offer their homes for sale.

The same news will just add to frustrations of buyers, who recently have been unable to find the homes they seek due to inventory shortages. Some Boulder County home buyers have searched for the right homes for six months or more.

A check of new listings this year revealed just 183 Boulder County properties were offered during the first 14 days of 2013.

That is 65 fewer than during the same period in 2012 when 248 homes were newly offered. And 2012 home inventory was low by recent standards.

Of course two weeks of listings do not necessarily predict an entire year's acctivity.  But the disappointing start to 2013 does mean buyers, sellers and real estate professionals will be watching carefully. And all parties will be wise to take this information into account as the year moves forward.
