  • The Colony, TX has luxury homes?

    A few times a month, I get calls around my listing in The Colony, and the comment is always the same.  "I had no idea The Colony had luxury homes".   The Colony is a quiet, lakeside community.  Hwy 423 has added a few more businesses through the years, but what you see along the Main Street is not all that this city has to offer.  Just as with every other town and city in the North Dallas suburbs, there are starter homes, mid-priced homes, high-end homes, and luxury homes. 

    You can find luxury in The Colony out in the open, like in Stewart Peninsula.  Just minutes from golf, the lake, and the marina, this neighborhood has personality and amenities that you would not expect.  How about an adults-only pool with spa that overlooks the lake?  Yep.  Got that.  Sand volleyball?  Yep.  That, too.  New construction? Yep.  Still building new in there.  $400-600k homes?  Yes.  I bet you are surprised. 

    You can also find luxury behind gates.  Ever hear of Water's Edge?  As it implies, this is a bedroom community of luxury homes behind two gates at either end of Water's Edge Drive.  And, you can still buy a lot and build in there, too. 

    You'll find luxury homes in Little Elm, Oak Point, Crossroads, and Aubrey, too.  Be careful what you ask for, because you just might get it.

  • The in-depth buyer interview

    When you speak to a qualified buyer's agent, you'll find you are asked a lot of questions.  There is more to finding a home than the price, number of bedrooms, and number of bathrooms.  A great buyer's agent will take their time to fully interview a buyer and really listen to their answers.  This interview usually starts on the phone.  If there are two buyers, it can help to interview them both separately and then compare the answers.  Different rooms and amenities will be important to each.  Try to be open on age of home and location of home.  Give a little on the cosmetic enhancements to get the right layout.  Use your time before the previewing tour of homes to check out homes online and get to know yourself as a buyer. 

    Do you like the garage on the front, side, or rear of the home?  Do you like that angled fireplace in the corner of the family room, or would you like it more if it were centered?  Do you prefer arched windows or more squared windows?  Which room is most important to you and why?  Start developing a list of preferences, and then take that list and break it into amenities that are must-have and nice-to-have.  If you are a first-time homebuyer, you may need to get out and see some homes before the online home photos and tours will help the homes come to life for you.
    That's what a preview tour is all about.

    Helping to match the buyer to the right home(s) is the fun of being a buyer's agent.  It's a puzzle waiting to be solved.  Reading the buyer's reactions to the house - the verbal and the non-verbal cues - that's getting into the psychology of the decision-making process.  A good buyer's agent will know more about you, your goals, your likes and dislikes, and your ambitions than most of your family and friends.  And, we have first dibs on meeting great people moving into our area.  Some of my most interesting and vibrant friends began as my clients.

  • Community garage sale this weekend in The Legends

    The Legends subdivision in The Colony is having their community garage sale on Saturday, October 25, 2008.  As we do every time, Joel and I will be renting a U-haul truck for the day to help people take their goodies home.  We'll have the truck parked at 5417 Mountain Valley Drive by 6am.  Get there early for the best deals.  This is a great neighborhood for events and we expect a lot of involvement, but they do tend to shut down around 2pm. 

    As always, comparative sale data for The Colony will be on-hand for anyone interested.
