  • Fort Worth luxury homes: Bella Flora Master Planned Community

    15 miles West of Fort Worth is the master planned community of Bella Flora.  This is a 1,000 acre community of home sites for custom estates on 1-2.5 acres.  The community is gated, with a gorgeous drive-up to the guard house and a beautiful fountain to pass as you enter the development.  This is a Westmont Development Company community of 100% custom homes, starting at 3750sf and going up to 10,000sf.  Prices begin in the $700,000's.  And, there are furnished models in phase one of the development. 

    Bella Flora is located off Hwy 377.  There are no city taxes, and the development is in the Aledo school district http://aledo.k12.tx.us.  There are 9 acres of parkland in this community.  View lots, lake lots, and wooded lots are available.  This is truly elegant acreage living with easy access back to city conveniences. 

    Phase one is underway, with 39 home sites available.  Phase two will open up lake view lots.  Bella Flora literally translates as 'beautiful flower'.  The community promises to have abundant flowers 365 days a year.  One very nice feature is that an elementary and intermediary school are planned within the community. 

    Custom building can be intimidating.  The builders like to say 'if you can dream it, you can have it'.  But, it's good to have known and trusted builders with model homes on site, as some people cannot visualize the home they want on the empty slate of a piece of land.  It takes a creative and experienced home builder (and a visionary Realtor) to walk you through the process from start to finish and help you with all the decisions that must be made along the way.

    We hear all the time how there are so many homes available right now.  But, the number of homes meeting a buyer's actual criteria is sometimes very low.  I still have that case for a buyer in the Fort Worth area.  We need a 4-bedroom home with two masters, or with a secondary bedroom that is remarkably bigger than the others.  I have a client who has parents moving in, and everybody needs their space.  The home needs to have a pool in the backyard (spa not necessary) or be a pool-sized yard.  But, no lot sizes over half an acre, please.  Single story ranch home, 1.5 story, or 2-story home all acceptable.  No preference on location of garage.  Finish out of the house can be basic, but the home needs to show well and not be in need of much tlc.  Open, light floorplan a plus.  If built later than 1990, that's a plus, too - but not a mandate.  She is open to an older home if it has been reasonably cared for (we'll know - her Uncle is a builder and he's coming on the showings) and not just lived in, by the current or past owners.

    I have a very limited home pool from which to choose right now.  If you know of a home that you'd like considered (agents or the public), then I need to hear from you.

  • New buyer in the Fort Worth area

    Remember in my last blog, I noted showing a home in Burleson to a new customer?  Well, I'm ready to begin planning her home tour.  If you have, or know of someone who has, a home with a pool and at least 4 bedrooms (two masters is a plus), within a 20 mile radius of downtown Fort Worth (can be a listed home or not-yet-listed), I need to hear from you.  Two masters is a rarity in our area, and typically means the parents are moving in with their older children, as is the case in this situation. 

    Builders - feel free to reach out if you have a spec that you feel would meet her needs, too.  The client is willing to have the pool construction begin the day after closing if she has to build her own pool to get the right house.  We'll adjust the home price accordingly to budget for the pool.
