  • Ronda Allen, Prosper Resident Realtor: Don't become a Short Sale in 2010

    Thinking you may not be able to hang onto your home much longer?  Are your finances keeping you up at night?  Hearing the news that the recession is over in DFW, but not seeing any help coming your own way to dig back out from the hole it created?  You are not alone.  Many families are getting by right now.  Just barely getting by.  There is no shame in it.  It is a sign of the times.  Our government knows that job creation is the answer, but that's a big ship that moves slowly, and help may not be coming for a while.  What to do? 

    In 2008 and 2009, we were able to help many Prosper homeowners lease out their homes for a 1-2 year period, in order to alleviate their burden.  That answer is a much better solution than a short sale as we head into 2010, as well.  I shocked someone the day after Thanksgiving when I showed them that the home that costs them $1100 per month would actually lease for $1500 per month right now.  I leased out a 4-bedroom home on Amistad in Lakes of La Cima this year on a two-year lease for $2400 per month. 

    Demand is still up for residential leases, and supply in Prosper is still low.  Most of these homes lease in just a few weeks, even if they've been up for sale for many months.  I have found a better quality of tenants are out there today.  The ones I've encountered are just normal folks trying to find a good area in which to live, and they want good schools for their kids.  Or, they are downsizing from something larger and don't want to leave the Prosper school district. 

    Only one of my leases from 2009 opted to do property management.  The rest decided to manage their own properties and have done a fine job of it.  In Prosper, many of the homes are still under the manufacturer's warranty and/or residential home warranty contracts, so servicing the home while the tenant is in the house is neither expensive nor burdensome. 

    Leasing can buy you the time you need to get back on top of your finances.  Don't become a short sale without considering the option of leasing out your current home.  If you are already behind on mortgage payments, then we need to move very quickly to get you up for lease.  If the bank knows you are going to lease out the house, they may work with you while we find a tenant.  I helped one family in 2009 that was four payments behind to the largest lender in our area.  We leased their house in one day.  Their lease is $650 above their house payment, so they are able to send the remainder to the lender to catch up on their back-payments.  No foreclosure is underway, because I asked the owners to speak with their lender every Monday like clock-work with updates.  The family moved to a smaller home just a short drive away, and the kids stayed in the same school.  Crisis averted!

  • Prosper, Texas and Celina, Texas homes for lease Fall, 2009

    Since Spring, 2009, we've seen strong demand for leasing residential real estate in the far North Dallas suburbsFrisco and McKinney have added over 400 additional occupied housing rentals since March, 2009.  Prosper has added 30 occupied residences to the rental market, and Celina shows to have added 28 per our local Collin County MLS

    Homeowners in Prosper need to be positioning their home right in the housing market.  We have some people listing lower than they should.  Be sure you have seen area comps on leases before putting your home up for lease.  Rents are rising, and we've seen some homes renting at closer to $1.00/sf.  Demand for leases in Prosper have been high - in no small part due to the reputation of the Prosper schools.  The average price per square foot lease on a Prosper home is currently at $.70/sf.  In Celina, it's at $.63/sf. 

    We currently have 25 homes for lease in Prosper, ranging from just under $1000 per month up to $11,000 per month.  That isn't a lot of inventory in comparison to the cities and towns around us.  Properties are leasing in Prosper at 57 days on average, and Celina homes are leasing at an average of 58 days.  Many of these homes are being hit with multiple lease offers in just a matter of days. 

    For people who just want a little relief from these economic times, leasing can be the right answer for both the landlord and the tenant.  Realtors are here to help.

  • Only 8 homes for lease in Prosper under $4,000 per month

    As I have blogged earlier this year, we are once again in a position in Prosper where we have less than ten homes available for lease under $4000 per month.  In highest demand have been leases on 4-bedroom homes in neighborhoods like Lakes of La Cima and Willow Ridge.  We are down to just one 4-bedroom for lease as of this morning in our MLS between $2500 to $3500 per month lease.  

    There is no reason to feel the squeeze of the economy right now or fall into foreclosure.  Prosper's lease market is in high demand this year and short supply.

    Have you noticed that when searching online for a home to lease in the North Dallas Suburbs, you get a lot of calls back that the home has already got a tenant?  Our North Texas MLS rules call for 3-days on any change of status, but with leases, I've noticed a trend that many agents are not using the 'pending' status.  They go straight from 'active' to 'leased'.  That leaves 2-4 more weeks for that listing to sit out on the internet and generate leads.  But, it sure doesn't help the prospective tenants in their search for a home to rent in DFW.  They have to call around and check status, or their agent has to verify that the MLS status is correct, prior to viewing those homes.  A situation has been created whereby the MLS status is no longer trustworthy.  Just recently, I've had this situation occur in Prosper, Plano, McKinney, and Allen.  About 50-percent of a normal 8-10 property search will end up being under contract.  If we didn't check availability prior to touring, we would waste at least half a day seeing homes that people may have wanted, but won't get.  I just finished a search of 6 homes in McKinney and Plano for a family coming from Florida.  3 of those homes have already been leased, even though the MLS still shows them as 'active'.  Let's get back to following MLS rules.

    In touring homes this morning, I directed the search to Allen and McKinney.  In Allen, I visited Star Creek and the new Darling Homes models.  (Amazing!  I have so much to tell you about the Darling homes that I will blog about those in detail, with pictures, later.  Thanks, David and Kim.  We appreciate you having us.) 

    After Allen, I ventured over to McKinney to tour in Times Square at Craig Ranch.  This is a luxury apartment complex across the street from the Cooper Aerobics Center, near Hwy 121 and Custer.  I toured the one-and-two bedroom plans, but they also have 3-bedroom floorplans.  The rental rates have just been reduced, and the deal I wanted to blog about today is their amazing 2-bedroom apartment with the double door entry, study and panoramic views of the Craig Ranch TPC golf course.  This apartment has a huge circular grand room and the balcony connects to three rooms of the home.   The plans start in the $800's and go up to the $5,000's per month. 


    The amenities at Times Square include:  Gameroom with pool table, flat screen tv, club chairs, and kitchen.  There is a media room that can be open to all or rented privately for $75.  A business center contains two computer, a printer, and a large work surface.  The swimming pool is 4-feet deep - just the right size for cooling off when you are sunning in the chaise lounges.  The courtyards (2 of them) are huge!  One has an outdoor fireplace.  Both have plenty of seating and are they are adding more.  The sound system was just installed.  The fitness center is big and has two walls of windows looking out over one of the courtyards, and two tanning rooms.

    Residents park on the second floor.  Guest parking is on the first floor.  Retail shops along the ground floor are currently available and will round out this luxury living concept.    By the way, Times Square is pet friendly up to 75 lbs. with $500 pet deposit ($250 of which may be refundable at move-out) and family friendly.

  • Plano, Texas lease market is wide open and in all price ranges!

    I blogged recently about the leasing market in the North Dallas suburbs.  What was interesting to me was that the lease market has been opening up this year into the Far Northern suburbs of Frisco, Prosper, and McKinney.  But, a nice family from Austin, TX was kind enough to advise me through trulia.com that I did not give any information on how the Plano leasing market was doing this year.  Thanks, Mr. G.

    Plano is a phenomenon in our DFW Metroplex.  People know it.  It's huge.  It has excellent Fortune 500 presence, which keeps the property taxes at what we would consider the 'reasonable' level for Texas.  There is demand for Plano always.  That was the primary factor in why I moved my office back to Plano in January of this year.  My biggest problem in Plano, in terms of selling and leasing, is that I can't keep a listing long enough to generate other business from that listing.  That's a good problem to have.  It means homes are in demand.

    The Plano leasing market has been strong for decades.  Most agents in Plano will work with a buyer, seller, or tenant - and not just stick to one type of real estate client.  We are used to multi-tasking, and we enjoy working with the internet-savvy clients that being in a large, corporate-based city affords us. 

    Right now, there are 125 homes in Plano available for lease at or below $3000 per month rental.  There are also another 23 homes from $3000 to $9000 per month lease.  That's a big luxury rental market for our area.  By the way, $9000 per month rents a 6,000 square foot, six-bedroom Tuscan estate in Willow Bend.  It's a gorgeous home, and at $9,000 per month, it will lease. 

    The average lease of a 4-bedroom home in Plano is going to lease at $1800-2400 per month.  Most of the rentals I'm doing in our suburbs this year are taking a lease in 2 weeks to 6 weeks.  The interesting thing about the leases this year is the customized lease terms we're writing to fit the needs of the tenant.  From a 4-month fixed rent plus 4-months at month-to-month (which fit a tenant who was building a home), to the 9-month lease (to accommodate a sale in another state), to the 12-24 month standard variety lease.  The terms are anything but standard this year.

    As I hear from many people looking to lease in DFW this year, they still have a home to sell, but they want to lease a home that they would consider buying.  Nobody wants to move twice, if they can avoid it.  So, the 'tenant' is actually the strongest potential buyer of the home.  That is waking up a stale listing for sale, just by adding the option to do a lease.  Homes without showings can suddenly be in demand just by being flexible in the light of the current market conditions outside of our immediate area.
