It was true last year at this time in Prosper, Texas, I predicted it at the beginning of 2010, and it's proving true again this year:Â InÂ 4th quarter, we are very limited on completed builder spec home options, and the best overall values in the final quarter of 2010 are actually in the resale home market.Â It's true all over Collin County, TX.Â You aren't likely to find deals like this from a builder:
*A 5-bedroom home, built in 2001, in a gated community, with over 4500sf of living space, gameroom, study, pool, spa, and over a half acre of total lot size for $474,900.
*A 4-bedroom former builder model home with two studies, pool, spa,Â over 4,000sf, 3-car attached garage, a detached 2-car garage/workshop, study, gameroom, and media room, over a third of an acre of total lot size and a price of $441,000.
*A custom home built by a renowned local home builder, on over an acre and a half of land, with over 4800sf, a detached 6-car garage, outdoor living, study, gameroom, and media room for $725,000 or for lease at $5500 per month.
*A 2007-built, 4-bedroom with extensive hardwoods, that was also a former builder model home.Â This one has the best outdoor living area I've seen in Prosper, and over $200k in upgrades that are not reflected in the asking price of $429,000.
*A 2007 built 4-bedroom, 2.5 bath home with study and gameroom, over 2400sf of living space for the low price of $170,000 (that's $69.44 per square foot in Prosper - amazing!)
*A 1974 built 4-bedroom, 2 bath brick home on over half an acre of land for $129,900 (do the math on this one - it's a staggeringly good value at $47.65 per square foot in Prosper ISD with a Prosper address).
With only 168 total homes listed in the MLSÂ today, and a geographic boundary of 9 miles by 4 miles, it is very easy to apply buyer criteria and create a customizedÂ Prosper, TXÂ resale home tour that takes just one day to complete.Â
Residential leasing is still a hot prospect in Prosper, too, if the owners can wrap their minds around the idea of becoming landlords.Â For many owners in Prosper, the conversion of their sale listing into a sale-or-lease listing has brought them a tenant who now pays them significantly more than the mortage, taxes,Â and HOA dues for the privilege of renting a home in Prosper, TX.Â
