We've had 19 home sales for April, May by comparison to 11 sales last year.
The activity over the last 2 months has been fast and furious. We've had 29
homes go pending in April, May so I believe we'll see strong June sales results as some
of those May transactions close. The median price is on the
rise in Harpswell too as more homes in the over $500,000 range
have been sold than in years past.
I cautiously use the word... "appreciation"...
but, we are seeing some appreciation in the $350,000 - $500,000 waterfront
cottage market. This has been driven by the lack of inventory in this very
specific catagory. Of the 29 homes that went under contract in April, May 23 of them are classfied as "waterfront" according to Maine MLS. The available inventory in the same $350k-$500k price range is down 40% from 2011 with only 15 available compared to 26 available in 2011. Harpswell's total inventory is at 93 available singlre family homes, down 33 units from 2011 when we had 126 to choose from.
Now is a great time to list your home if you live in the mid coast area.
