Short Sales:  When a Homeowner owes on a property more than the property is worth

Conditions:  In order to Qualify for a Short Sale, YOU MUST show HARDSHIP.

Hardship: Those circumstances that changed the Homeowners ability to make their mortgage payments. They must be real, proof is going to be required. 

What is the situation that caused Hardship?
a. Illnes or death of a spouse b. Unemployment  c. Relocation d. Death of family members whocontributed to income e. Severe Illness f. Divorce g. Military service h. Separation i. Mortgage Payment increases i. Insurance and tax increases j. Reduced incme k. Business Failure l. Incarceration

Distress in families does not only affect the Homeowner.  If you are not able to make payments on your mortgage, the first thing I recommend is to contact your Servicer.  Lenders are open to cooperate with Homeowners.  Do open the letters you might receive, Do answer your phone.
Your pain will be reflected in your Family Members. 
If there is an Issue that needs to be faced, do so with Certainty.  Not knowing where you are standing takes a toll on your health and those you love.
