Denver's legendary Five points is in the midst of redevelopment. Mayor Hancock broke ground in celebratory fashion last Thursday for homes and town homes being built by Clarkson Green Developers. Townhomes will start in the $400,000's and Homes will start in the $500,000's at locations in the 2400 block of Clarkson St.. This will be the first of 5 or 6 infills coming soon as the City ramps up the long overdue Five Points Revitalization Project. Read more here.

  • I Met My Afganistan Buyer At The Closing Table

Posted Under: Home Buying in Denver County, Home Selling in Denver County, In My Neighborhood in Denver County  |  July 5, 2013 10:13 PM  |  316 views  |  No comments
It has been an interesting and sometimes strange year dealing with buyers. This one worked out perfectly. An online buyer working in Afghanistan found me on the internet. We worked for months through bidding wars and inventory shortages through all of the areas of Denver until we found the righ place in Park Hill. His annual 2 week vacation happened to coincide with the closing so I got to meet him at the title company closing table. Quite a story, Read more here.

  • Denver's Green Valley Ranch Homes - Hot!!

Posted Under: Home Buying in Denver County, Home Selling in Denver County, In My Neighborhood in Denver County  |  July 5, 2013 8:21 PM  |  327 views  |  No comments
Green Valley Ranch is 'red hot' right now. Much has been said lately about this great golf course community minutes east of Park Hill in Denver. This photo is from the living room of a new listing I have there in a quiet cul-de-sac in a rare 'gated community'. This diverse area of Denver has something for everyone from low $100's to high $300's. Most of the homes are built by Oakwood Homes, a quality builder whose slogan and motto is 'More House, Less Money'. You can get more for your money here than anywhere in the Denver Metro Area. A golf course community with a recreation center, amphitheater for summer concerts and a swimming pool. Shopping and restaurants also in this popular Denver bedroom community. Read more about GVR and my listing here.

2012 was an interesting and exciting year. High Drama, excitement, great success as well as unimaginabe tradgedy and sorrow. I have been encouraged to not dwell on the past and press forward to make 2013 a banner year. Many of my friends, clients and associates have said that after the 1st of the year they would like to move forward in purchasing or selling their Denver and Park Hill homes. If you are one of them don't hesitate to contact me. It is a great time for real estate and a great time of the year to make a positive move. If a real estate move is on your agenda and one of your 'resolutions', let me know how I can help. Check out my 'Rear View Mirror Blog' I posted yesterday. My first blog of 2013. A Happy and Prosperous New Year to all!!

Posted Under: Home Buying in Denver County, Home Selling in Denver County, In My Neighborhood in Denver County  |  October 6, 2012 2:22 PM  |  566 views  |  No comments
I have a new listing in 'hot' Northeast Park Hill. This area is still a best kept secret in the Denver communities. Resurgent, walk to all the amenities of Stapleton and parkss and recreation center, bus routes and other transportation. Also close to Downtown. Location, location, location.

Great brick home in a great block and community. 3 bedrooms up and 1 down. 2 new baths, new kitchen with all appliances, full basement. 2 family rooms. Professional landscaping in front, oversized 2-Car garage. This fully remodeled home is priced right and the best deal in the area. Check it out here. Contact me for a private showing of this or other great homes in Park Hill.

  • Denver-Park Hill: Is A High or Low Down Payment Best?

Posted Under: General Area in Denver County, Home Buying in Denver County, Financing in Denver County  |  September 10, 2012 9:35 PM  |  621 views  |  No comments
This question comes up a lot in the process of home purchasing. Is it best to put down a large down payment or a minimal down? My lender Lonnie Glessner gives his take in this post. He gives some sound and logical reasons why the minimum down payment is the best choice. If you can put the minimum down and make your budget work, keep your money in the bank have it available for the future. It will also be a big plus if you were to lose your job or some other unforeseen circumstance should arise. Feel free to comment on the post and let me know what you think. Did you know that there are some special programs available that allow you to put $1000 down and purchase a home. Contact me for more information on this and for finding the 'right home for you. Owning your own home has never been easier. Check out this post called -  Why rent? Pay your own mortgage and not your landlord's.

  • Denver: Five Points Area Feels Blindsided by DURA Blight Designation

Posted Under: Quality of Life in Denver, Traffic & Public Transportation in Denver, In My Neighborhood in Denver  |  September 3, 2012 1:02 PM  |  749 views  |  4 comments
Denver's Five Points gets rocked by 2 negative proposals in the last 30 days. Residents and businesses are feeling 'blindsighted and frustrated. Dura is proposing the designation of 'blight' on the area and has not ruled out the possibility of imposing 'iminent domain' if necessary to accomplish their ultimate goals of revitalization. Last month the RTD Fas Trac ruling was to delay running long awaited tracks to DIA until 2044 leaving the area dazed and confused and thinking 'what next'. Read the full story in my blog here.
