Here in Jupiter we love our beaches.  In fact, there is a group called Friends of Jupiter Beach that clean the beaches and make sure they stay pristine and open to dog lovers.  Any morning you visit the beach you will find all sorts of happy folks fishing, snoozing, playing with their dogs, swimming and almost anything else you can think of.
Here are some snippets of video off my cutting room floor that never made it to You Tube but show the fun we have at the beach.  Enjoy and then send along to a friend!

If you are considering moving to the area you can see all homes listed for sale in this area at Coastal Florida Real Estate.  This information is pulled from the same database agents use and includes every picture, virtual tour and description.  If you need personal assistance or want to find the best deals contact me at 561-762-4073.
  • Canterbury Place, newer Abacoa homes in Jupiter

Posted Under: General Area in Jupiter, Home Buying in Jupiter, Home Selling in Jupiter  |  September 28, 2013 9:46 AM  |  675 views  |  No comments
Abacoa is a planned community on the south side of Jupiter.  Here, 15 distinct communities offer coastal Florida living at every price point and a design style to fit any taste.  Abacoa, with a baseball stadium, a golf course, FAU honors campus and other business locations was designed with a "Live, Work, Play" idea so that you never have to leave the area unless you choose.

Although many of the Abacoa communities have been around for a few years now, one of the newest is Canterbury Place.  Here, the architectural style is slightly different from the other areas and reminds me a little of Paseos, another great Jupiter neighborhood.  Take this short tour.

If you are looking for a home in this area, you can see them all listed for sale by visiting me on the web at Coastal Florida Real Estate.  Here, every home currently in the MLS, along with all pictures, are available to you.  And when you get serious about finding the best deals, give me a call directly at 561-762-4073.
  • Jupiter Country Club by Toll Brothers

Posted Under: General Area in Jupiter, Home Buying in Jupiter, Home Selling in Jupiter  |  September 25, 2013 5:45 AM  |  785 views  |  No comments
Toll Brothers, who call themselves America's Luxury Home Builder, has made quite an impression on the upscale real estate market in this area.  Among the communities they have built are Frenchman's Reserve, Frenchman's Harbor, The Preserve and Jupiter Country Club.

Located just west of the Town of Jupiter, the Jupiter Country Club straddles Indiantown Road.  Homes, the sales center, Palestra and 15 holes of the golf course are on the south side of the road.  Passing through a tunnel under Indiantown Road you will find the remaining 3 holes of the Greg Norman Signature golf course.

Designer name golf courses and fountains at the entrances are trademark Toll Brothers concepts.  Frenchman's Reserve is built around an Arnold Palmer Signature course.  Here, one of Jupiter Island's most famous celebrities, Greg Norman, was employed to build the course.

Palestra is the 10,000 square foot spa, fitness center and clubhouse housed in a stone building deep on the south side of the property.

Homes range from around $ 500,000 to over a million and you can have a custom home or pick from "Quick Delivery" homes.  These are really builder homes that are move-in ready.  There are also a few resales on the market.

If you are thinking you might like to see the club, contact me at 561-762-4073.  If you are interested in resales you can see them all at Coastal Florida Real Estate. While the market here in Jupiter is red hot and inventory levels are low, when you are finished cruising the Internet and seriously need to find the best deals, give me a call.
  • Dune Dog packs 'em in Jupiter restaurants and lifestyle

A famous chef, Fritz Schmidt, was reported to have said, "Sometimes the best restaurants turn up where you least expect to find them".  In Jupiter such a spot is Dune Dog.

Dune Dog is a quaint, local hangout with open air dining under a massive, live oak and located on Alt. A1A, the main north/south road in town.  For years it languished and was sold about 10 or more years ago.  Since that time the eatery has exploded in popularity.  During our "season" which starts in November, it is not uncommon to see a line out the door, well out what passes for a door.  Eating under the oak is a thrill since the building was constructed around the tree and a squirrel may come down for a handout.

So if you are in town looking for a house be sure to try Dune Dog.  If you have been cruising around on the Internet looking at the same houses on different websites and are ready to get serious, let's meet at Dune Dog for an iced tea and I will show you the best locations and opportunities.  You can reach me at 561-762-4073.  The food is reasonable but the information is priceless.
  • Mexican food spots on the rise in Jupiter

Posted Under: General Area in Jupiter, Quality of Life in Jupiter, In My Neighborhood in Jupiter  |  September 19, 2013 2:10 PM  |  649 views  |  No comments
Things are changing along Indiantown Road here in Jupiter.  Although it is relatively rare for a restaurant to go out of business here, recently The Quarterdeck closed it's doors and is being remodeled for a dermatology group.  And the Island Grill is being demolished. But the real action is in the Spanish/Mexican themed spots.

Out in Jupiter Farms, our best Mexican spot, Guacamole, doubled in size and is still very busy. And the number of Hispanic customers makes me think the food is authentic.

Back "in Town" there have been a couple of other changes.  Chipotle, the hottest of the Mexican spots is building a new location in Chasewood.  If it is like every other one of their locations it will soon be packed.  Here's where the project is now.

Our local Bar-B-Que spot, Sonny's, folded their tent and left town and a Jupiter favorite hangout quickly moved in.  Burrito Bros. was a quaint, local spot with a California surfing theme but a little cramped for space.  So when Sonny's left town, they hopped right over and expanded the fare to include Bar-B-Que.  I have never seen a Sonny's go out of business but nevertheless it's great to see new tenants and the food is great.

So if you are in the area shopping for a home be sure and taste the local cuisine.  We aren't quite as upscale as Palm Beach Gardens but we like our Town.  You will too.

If you are tired of cruising around the Internet looking at the same homes for sale on every website, why not consider calling me at 561-762-4073 to show you the best opportunities.
  • More good real estate news for Palm Beach County

Posted Under: Market Conditions in Jupiter, Home Buying in Jupiter, Home Selling in Jupiter  |  September 19, 2013 1:50 PM  |  630 views  |  No comments
The local real estate market continues to improve as recently released figures from the RAPB indicate.

According to their report:  Year-over-year, the median sale price has increased in single family homes 16.3 percent and in townhouses and condos 29.6 percent. The average sale price has also increased year-to-year in single family homes at 14.5 percent and in townhouses and condos 13 percent.

President Elect Barb Kozlow adds, “With median and average sale prices on the rise, it's becoming more of a sellers' market. Homeowners have more confidence listing their homes for sale realizing buyers are eager to purchase. Knowing the housing market's bottom has come and gone and interest rates continuing to rise, buyers are extra motivated to act."

What does this mean to you?  Well, if you are selling this may be the best time in the last several years to move forward with your life plans.  Many homes are selling in days and sometimes just hours.  If you are having trouble selling maybe it makes sense for us to have a conversation about your house so you can take advantage of the situation.

If you are buying, it is still a very tight market.  Be nimble, be prepared and be patient, oh, and use the right agent, and you can get that perfect house.

If you would like to talk about this great opportunity, you can reach me at 561-762-4073 or if you prefer to comb the Internet for listings you can see them all at Coastal Florida Real Estate.  Here, every home listed for sale is available using the same database as all real estate agents and the same information that is on every website.
