    Phoenix Real Estate Market 2013

    The Phoenix real estate market is as hot right now as our temperatures. SUPER HOT! As demand remains contant, the supply of homes continues to shrink causing prices to to rise. Buyers are having to be very aggressive in their efforts to get a home under contract. Many are learning the hard way that sending an offer in below list price with a low earnest money deposit is a sure way to get your offer rejected or even ignored. Sellers on the other hand are inundated with offer after offer. While that sounds like a high class problem to have, most of my sellers don’t like the idea of disappointing 9 other hopeful buyers- some of which have sent in emotional personal letters explaining why they should be the lucky accepted contract. Couple that with the Home in Five Down Payment Assistance Program and selling a home in Phoenix continues to get better.




    With the Great Recession right behind us, I can’t help but wonder what prices have looked like historically. In this video I use a chart that shows the historic average sales prices in phoenix for the last 10 years and I reference the inventory amounts that correspond as well. Historically, it used to cost about $105 a square foot to build a home so when prices in most of Phoenix reached that point in 2013, it felt bittersweet. On one hand prices are going up signaling a positive change for the future but on the other hand, the days of buying a home for less than the cost to build it were gone.

    And as always the only real way to determine what the real estate market is doing is stay educated. By the time the news media gets ahold of good or bad real estate news, 90 days have gone by and it’s old news already to those in the know. It is difficult to predict the future but one thing remains that our housing prices have nowhere to go but up.

    Canyon Oaks Estates is a newer community located on the southwest corner of Cooper and Pecos Roads in Chandler, Arizona. There are 310 homes in Canyon Oaks Estates and 169 of them have pools. Square footages range from about 2000 square feet up over 4000 square feet.  Many homes feature a 3 car garage AND an RV gate together which is not common at all. So if you need room to store quads, buggies, or a place to make your workshop (or just store junk) Canyon Oaks Estates has the room for it. Located near major employers like Intel, Bank of America, Infusion Soft, Freescale Semiconductor your commute might just shrink a few minutes. Adding that the San Tan 202 is only half a mile away, you’ll find this community is exactly what you’re looking for. Take a look in the video and you'll see people taking advantage of the large yards, 3 car garages, RV gates and wide open spaces. 





    As I was filming in one of the locations there a neighbor approached me to ask what I was doing there (as a good neighbor should!) and I told her I was filming a subdivision video. She told me that I ought to come back after 6pm when things have cooled down to see how active her neighborhood really is. Canyon Oaks Estates is a very active community in part because of the walking paths that surround the subdivision but also the Chandler Paseo Trail. After looking up information on the Chandler Paseo Trail you can certainly walk or ride bicycles and you can actually ride horses on the west bank. There are definitely fewer and fewer subdivisions that allow horseback riding, but Canyon Oaks Estates in Chandler does! So grab "Trigger" and ride off into the sunset here.
