    Located 30 minutes from downtown Austin, the Forest Creek neighborhood is a highly prestigious, golf course community of about 1,200 homes surrounded by a nationally recognized golf course.

    The Forest Creek neighborhood is conveniently located on the east side of I-35 with easy access to Hwy 79 and SH-130.  Everything you need for everyday living --- grocery stores, restaurants, fitness centers, coffee shops, auto repair, and more -- can easily be found within a couple of miles of your home.  Forest Creek is also close to major employers such as Dell, Scott & White Hospital, and Seton Williamson Hospital. 

    There's something for everyone in Forest Creek. Young families will enjoy the numerous activities and get-togethers organized by the Forest Creek HOA. There are two phenomenal amenity centers in the neighborhood that each include a pool, tennis court, and playground. Golf lovers will enjoy the 7,147 yard, par-72 golf course that was named "Best Public Golf Course in Central Texas" by Golf Digest. The golf club includes a pro shop, practice facility, and grill.

    Houses in the Forest Creek neighborhood typically include mature trees and large yards.  The houses vary from 2,000 - 6,000 square fee.  In general, houses in the Forest Creek neighborhood range in price from $200,000 to $850,000. The average price of a house in Forest Creek is about $280,000 and the median price is a little over $250,000. The average home size is 3,100 sq. ft. Forest Creek homes were built mostly starting in 1993. Though most of the Forest Creek neighborhood is already built out, D.R. Horton and Meritage Homes are still actively building.

    The Forest Creek neighborhood can be divided in the the northern section and the southern section.  The northern section is older and features larger, more custom homes that surround more of the golf course and are the more expensive homes in the neighborhood. The southern side of the neighborhood (Forest Creek II) is more affordable for the typical family and is closer to Gattis School Road.

    In addition to houses, there are also Forest Creek Condos at the Red Bud entrance of Forest Creek. These are some of the only condos in east Round Rock. Forest Creek Condos offer luxury with very little maintenanceare and are known for their spectacular views and high end features.

    Avery Ranch has its OWN CAVE! As you enter into the Morningside addition, at 9400 Morgan Creek you will see a fenced off section of park land. Below this is the entrance to the Avery Ranch Cave. It is owned by the
    Texas Cave Conservancy and is opened occasionally for public viewing. It has built in lighting and decking.

    Avery Ranch offers two on-site schools. The rest of Avery Ranch feeds into Round Rock ISD and Leander ISD.  If you have a specific school you want your children to attend, be sure to keep that in mind when searching for homes. There is a lot of excitement and controversy right now with the redsitricting of the schools with incoming Elsa England Elementary. Avery Ranch South (including the new Pearson Place addition) will be zoned for Elsa England and no longer attend Patsy Sommers. (See rezoning article here)

    What Makes Wells Branch SO Desirable?

    Wells Branch is one of the most sought-after areas in North Austin. CNNMoney voted them as one of the top 100 places to live in the US in 2011. The location is great, the amenities are vast, the homes are affordable, and the properties have appreciated well throughout good and bad economies. It has easy access to IH 35, IH45/ 620, and MoPac (Loop 1). This allows great access to nearby shopping at La Frontera, The Domain, Lakeline Mall, and the Arboretum. Its location also puts it sandwiched in-between tech giants Dell, HP, and Paypal. The amenities in Wells Branch are vast and include but are not limited to disc golf, swimming pools, a conference center, a baseball park, soccer fields, beach volleyball, a community garden, tennis courts, a frontier village, community centers, hike and bike trails, and a community library inside the subdivision. At the activities center, there are fitness classes, youth programs, private classes, training courses, and rental opportunities for the event center. The hike and bike trail winds throughout the neighborhood and is widely used by residents for exercise, recreation, and relaxation. Single family homes in this area range in price from about $130,000 up to around $200,000 and consist primarily of 3 to 4 bedroom homes from about 1100 to 2500 square feet. Rentals range in price from $800-$900 for a duplex and $1200-$1700 for a single family home.


    Wells Branch children go to several different schools all over Pflugerville and Round Rock. To make this simple, the easternmost portion of Wells Branch goes to Pflugerville schools and the westernmost portion goes to Round Rock schools. You have to be knowledgable in selecting where you buy so that your children go to the school that you want them to attend. The following schools are where your children may go:

    How Do School Ratings Impact Home Buyers?

    When you’re looking for a home, whether you have kids or not, it’s always a good idea to look at the schools’ ratings. Historically, homes in good school districts have held their values better than homes in inferior school districts.


    Wells Branch MUD has several sections including Wells Branch, Bratton Park, Willow Run and Jacks Pond. The original section, Wells Branch, was started in 1981 and building continued until the mid-80’s. It is where the majority of the amenities like the hike and bike trail, community center, swimming pool, tennis courts, frontier village, duck and fishing pond and community library are located. Several streets in this section are also curb cut for bike lanes as well as having sidewalks for walkers. There are also several road crossings for where the trails wander throughout the neighborhood. The park in the center of this older section is where most events take place such as the annual luminaries which took place on December 9th and 10th of 2011.

    The Bratton Park, Willow Run, and Jacks Pond sections were later added in the late 90’s. These are in the Round Rock school district and are comparable in size and price to the older homes in the original section. Several Parks are in the planning stages in these additions but currently there are no hike and bike sections in these areas. Willow Bend Park and Pool is now open year-round for lap swimming for all residents of Wells Branch.

    For the buyer interested in a new home, to the northwest of Wells Branch, there is new construction going on by Pulte Homes! These homes are priced between $180,000 and $225,000 and range in size from 1200 to 2200 square feet. These homes will feed into the Round Rock schools that some students from Wells Branch will be attending.
