The “3 C’s” of Selling  your Home:  Clear Out, Clean Up and Create an Impression!

First Impressions are Priceless:

The first impression that your home  makes on a buyer is PRICELESS.  Buyers want to walk into a home and be immediately hit with an emotion or feeling that this is the PERFECT home for them.  With proper preparation and execution, your home can create this emotion.

Clear out the Clutter!

· Clear out all unnecessary items, like extra toys, books, linens, appliances, nick naks, etc. 

· Donate items to charity, hold a garage sale, sell clothing at a consignment store, store items off site by renting a storage space or storage pods. 

· De-personalize and de-clutter by taking down all photos of family and friends, store trophies and awards along with any collectibles. 

Clean up!

  • Increase your curb appeal by sprucing up the landscaping with a good trimming.  Plant colorful flowers to spice up the walkway.
  • Hire a professional cleaner to do a deep cleaning and scrub down your home from top to bottom.  Cleaning the carpets and windows are extremely important.
  • A fresh coat of paint and new carpet can make all the difference in the world.  If your carpet is already new, a good carpet steaming/shampoo will do the job.
  • Hire a handyman to fix up odds and ends like patching the walls, fixing broken handles and jammed doors, etc.

Create an Impression!

  • In some cases it is worth it to hire a professional stager. Especially in vacant homes.
  • Repurpose furniture by re-arranging your existing furniture to open up spaces and create focal points.
  • Create a story by taking an empty corner and placing a reading chair along with a side table, lamp, pillow, throw and a nice painting on the wall to create a cozy reading nook.

All this may seem a little overwhelming when you are doing it on your own.  Don’t Stress Yet!  A full-time, full service  Real Estate Agent should be helping you with this process.   I have helped many of my clients with the “3 C’s” and it produces results every time.  I personally, just sold my studio in June of this year and took my own advice of clearing out, cleaning up and creating an impression.  I sold my condo for $25,000 above the recent comparable sold studio in my building and in the first weekend that I had it listed on the market.  The comparable sold had similar upgrades, but was completely empty and had less than stellar photos.  I firmly believe  that this 3 step process was a  major contributing factor  to getting  my unit sold quickly and above market value.  If you are selling your home, I encourage you to get started on the “3 C’s” today!
