If you use a realtor you’ll be advised about which repairs, remodels,
and cleanup projects you should do before your house goes on the
market. Some of those expenses are going to be bigger than others. The
ones you do that are costly, though, aren’t necessarily going to be the
best ones to get your investment back. Some expensive remodel jobs, in
fact, don’t sell the house and will therefore be an inefficient use of
your improvement dollars.
Repair the obvious things first. Leaky roofs should be repaired, but consider carefully before you do a whole new roof if a repair will take care of it for now. A brand new roof is one of the three worst remodel investments you can make as far as receiving your money back when you sell. If the roof has to be replaced, get the least expensive that you can.
New septic systems are expensive and can cost anywhere from 10k to 50k but your buyer is not likely to want to pay an extra 10 to 50 thousand for your house because of it. The absolute worst investment is a pool. If it’s not already there, by no means should you install one thinking that it will add value. The real fact is that many buyers are afraid to take on the responsibility and will buy elsewhere.
Good investments are found in the less costly cosmetics of the outside of the house. A couple of gallons of paint to spruce up the entry door and the trim, a nice or well repaired fence, flowers at under $10 per pack of 6 or 12 are fantastic, or just taking the time to trim up, rake out, mow, and prune will actually go a long way and cost you little.
Inside, once again, use paint to make the rooms seem clean and new, and give the bath and kitchen new fixtures. Repair or replace the tub and sink. Give the kitchen a new countertop or upgrade the appliances. That can be a bit costly, but will get you a good return on the investment you spend doing it.
