    Of course no one knows for 100% sure what is happening within the Las Vegas Housing Market but, the buzz is that starting in the New Year of 2013 we will have more inventory.  Many people believe the banks will start releasing the properties that they have foreclosed on. 

    Buyers please remember that there are many homes for sale that are traditional sales.  Not every property listed on the market is a short sale or foreclosure. 

    It's a wonderful time to buy a property in Las Vegas, Henderson, Green Valley, North Las Vegas and all of the Valley.

    In most cases if the property is listed correctly buyers will need to offer above list price and have a clean offer.  Which means, don't ask for anything special like a home warranty when making the offer.  This situation is not true for all properties for sale right now but it is a trend.  We are so low on inventory that you more than likely offers will come in with above list offer price. 

    I realise the media has protrayed Las Vegas as a place to get a steal of a deal when it comes to purchasing a Las Vegas home and that is TRUE.  But, what they're not explaining is that our prices are very low to begin with.. So, the misconception buyers are getting is that they can offer lower on the offer and get a better deal. In most cases, that WILL NOT happen.  It's impossible.  Prices are great right now.  It's a excellent time to buy, and educated buyers who understand what is happening in the Las Vegas Housing Market are going to be the ones who will have their offers accepted.

    Buying a new home is a FREE service to the buyer, how nice is that?  Yes, very nice.  Remember that the sales agent in the new home tract is working for the builder, not the buyer. It is always a great idea to have a Realtor with you when buying a new home.     All of a sudden, within the past few days.it seems people's confidence is buying in Las Vegas, NV has risen.  At least that's what I'm experiencing.  Maybe people are just in the Holiday Season to purchase.  I just listed a condo in the North for $45K.  Two bedroom and Two baths built only 6 years ago. Totally loaded with wonderful upgrades.  I think Santa could afford to purchase a condo at that price.  Maybe even use it as his winter address, when he's finished filling stockings. Have a great Holiday Season Everyone!

    Hello,
    there just isn't enough homes for sale in Summerlin Las Vegas to fit the Demand of buyers.  Banks are holding on to them and I do their strategy is working.  When the banks release a home in the VIstas and Paseos there is a huge rush for the property.  These two villages are highly desired by people and there are bidding wars going on for them.  It's really tough to want to own in Summerlin especially in the VIstas and Paseos section of Summerlin.  There is a huge market for buyers for the properties there.  Too bad so many sellers are having to foreclose or short sale, they would be sitting pretty right now.  

    Every Penny counts when your buying and selling a home.  You should give me a call, cause this Penny cares.
