The real estate market here in Prince William County Virginia heading into the 2011 Spring Market may prove to be challenging for a lot of folks relocating with the anticipation of a door to door move.
Our real estate market is flooded with Short Sale Listings.Short Sale homes are easy to contract on, negotiating favorable terms with the seller is not the hard part. Everything with regard to that home becoming yours, hinges on whether the sellers mortgage company and investors will grant the seller the short approval with the terms you all agreed on. This is called a short sale contingency. Now here's Just know the bank can counter the sales price, the closing costs, the terms. You the buyer must remain flexible.
If you are not flexible and you know you need a door to door move, then you need to look at Foreclosure Homes, Approved Short Sale Opportunities, New Homes, and Vacant Homes.
Let's break that down for you:
Foreclosure Listings: in our area many of the foreclosures have been winterized. This means their is no heat, no water, and the home is inoperable at the time of viewing. The homes are sold "As Is". What you see is what you get. Can you inspect the home. Yup! Be the offer the back accepts and you will be able to inspect the home once utilities are turned on.

Vacant Homes- Since the Prince William
County Virginia area is located betwe
en several military bases, it is not uncommon for people to vacate a home prior to lisitng it for sale. You can also find new homes ( also known as spec homes) ready for immediate occupancy and then we have the Approved Short Sale homes that are Vacant and Ready for you.In order to find these, you must align yourself with a Realtor who is sending you MLS Listings on a daily basis. If not you are never going to come to up to bat. You will miss these opporutnities every single time. Especially now, heading into the spring market. So many people want to move door to door.
For example, I search the MLS daily for my clients. Today, I am working with a luxury home buyer coming to the area. They want four bedrooms, two to three car garage, backing to tree's and they need a home in 30 to 60 days. Take a look at the gorgeous homes I've found them to look at this week VIEW HERE.

What would you do? If you came
home to see this on your
front door? 
I personally have experienced this first hand on two separate occasions this year. Two homes we had listed for Short Sale were and under contract pending settlement.In our case in both instances, a locksmith (and I use that term loosely) called my cell phone with a private number to state they had a work order to change the locks on the property. I explained that the home is safe, secure and Under Contract as you can see by the sign in the yard and pending settlement. The water is off, and myself and the owner check the home every few days. We are just waiting for bank final approval on the short sale.
That reasoning did not work. By the time I arrived at the home in both cases the locks were changed.
The banks position is the home has been abandoned. When in fact that is not the case at all. In both cases the banks missed the settlement date and had not issued short sale approval yet. If a home has not been abandoned and the owner is still caring for the property the bank has no legal right to change the locks.
I am pleased to say in both cases both homes did go to closing and both homeowners are ever so thankful that they had trusted in Erick and Company and our staff to help them every step of the way.

I listen intently to their reasoning and then we move on and we begin to search for homes and area's that they have their hearts set on. However, I always listen to what they are hoping to find. It as this point in the buying process, that I truly believe the purchaser may not be saying" NO", as much as they may be saying" I don't Know." ( They do not know enough to make an informed decision).
Dale City Virginia is not only a place,the postal service recognizes it ,as an entire zip code area.That zip code is 22193. So when you are searching onFranklyMLS.com or Realtor.comThis a very old community started way back in the 1950's. It stretches from I-95 to Hoadly Rd in Woodbridge Virginia. That stretch is almost seven miles. The closer you are to I-95 you will drive through older neighborhoods with little homes and old townhomes and strip malls up and down the road. The vision or memory peg most folks have of Dale City are homes such as the one to the right.
Fast forward to 2005 and beyond.Homes in the 22193 zip code area have not only risen in price but in quality as well. Over the years builders snapped up land in the 22193 zip code area because it was affordable. Located between Quantico and Ft Belvoir and within driving distance to the Pentagon made this area a very sought after area for those at the nearby military bases, and for those who commute to DC everyday.
So when searching for your home, make sure you hire an agent who knows the area well.Someone who will not just open doors to the homes you find, someone who will actively help you find he home you are dreaming of owning. The reason,if you have your heart set on high ceilings, luxury bath, hard counter-tops, a big back yard and a spacious home,then you do not have to settle for anything less, just because you didn't KNOW where the homes were and what the neighborhoods were like. Cardinal Crest,Cardinal Crossing, Cardinal Point, White Oak, Colony Woods, Cardinal Station, Cardinal Ridge, Minnieville Manor, Sequioa (contemporary homes!), Lake Terrapin, Manors of Ridgefield, County Center, Saratoga Hunt, Dale City, Beau Ridge Estates,Stratford Glen, Westwind,Winidng Creek ,Rutherford Day and Spriggs Run Estates.

Well, let's consider how most people start looking at new homes. In most cases you are simply out on a nice weekend day and you stop in on a whim or a new model home just opened and you decide to just take a look. I can't tell you how many people just go for decorating idea's, fall in love and eventually wind up buying a new home. 
Once the New Home Bug Bites...you're hooked!
When you enter a new home, everything is perfection, you're eyes are darting from one room to another and all your senses awaken from the gorgeous furnishings and decor. Then the builders representative begins to tell you about all the incentives the builder is offering. She is really nice and talkative and she answers all your questions. You begin to think...wow...I wonder if I can sell my current home?
She casually asks you to fill out a little card, with your name and phone number on it. The traffic form ( actually this is a registration form). "You have just unknowingly given away your right to representation! "
Don't Do That....call me for a stack of my New Home Cards. That way if you are out and about and you stop into a Builders Model, just hand them this card, give them you name and go look. The sales person will now realize that you are an educated consumer and you have a Realtor who is helping you. If you see something that peaks your interest, let's talk about your options.
Potential Stressful Situation Averted....
You may be asking. "Peggy, do I really need a Realtor to represent me?" Here are a few reasons why you would want to consider having a Realtor represent you with a New Construction purchase:
Where most people make a huge mistake is, they go looking at New Homes fall in love, sign a contract thinking they will easily be able to sell or rent their current home. Nothing could be further from the truth. All the rules of buying a move-up have changed. Mortgages are more difficult to get when you are holding onto your current home with intentions of renting it. Then the quality of renters has diminished with the current economy. I truly believe buying a new home is a smart way to buy in today's market. My only concern is that you understand how that decision can impact you overall. There is no cost to you to have me represent you as your Buyer Agent. Builders expect buyers will have Realtors helping them and they pay us not you.
