BUYER'S WHAT ARE YOU WAITING FOR????


Hello Buyer's to all of you out there>>>>

I am a Realtor associate, E-Pro, and located in Spring Hill, Florida. I Have not seen prices this low since 2001, despite  what the media talks about,  house prices are the lowest in years and are selling. 
For an example I sold homes less then 6 months ago in the low 40's and 50's and now WHERE DO YOU FIND THEM?? Even foreclosures are up and gone in days with multiple offers and selling with HIGHEST AND BEST offers. With the lowest interest rates in history this is the time to jump into todays market.
The first thing is to contact a Professional Realtor who can answer all your questions and help you from beginning to the end. I suggest when you  are ready for the HOUSE HUNTING ADVENTURE  listen to a realtor for all the factors involved.
I always ask important questions like, if you need financing assistance I will help get you ready for your letter of Pre-Approval . After that you are set to go and the next thing is to discuss what are your needs and preferences.
Most of the time we know of deals even before they come into the market and if we know a little about you, we are  likely to take you to the right house.
It's funny and I can tell you my story of  one of my deals, I met this sweet lady, and start asking her questions, like financing, area of preference, home size, bedrooms, pool or no pool...ect
I searched a few homes and showed her the pictures and in less then an  hour we went for the big adventure. That afternoon she fell  in love with one of the houses, she could not believe how I knew what she likes . Well to make a long story short we put in an offer on that house, and because  it was a foreclosure with a couple more offers,  she decided to offer about $8,000 more then the asking price, well she didn't get it, she was bitten by a $2,000 higher offer. But the next day I found her another one even bigger and she did get that one. 
DO NOT HESITATE to talk to a realtor, this is what we do for living and like any other profession, and it is not all about money but integrity and honesty and when you are happy, we are happy. It's  the greatest achievement to  maintain good relations with you and previous customers and always the best way for future referrals.

I have found its a pain in the butt to look for a house you find a house and then find out its a short sale and the banks are playing games . this house for sells for $100000 (but ) you better bid higher because there going to wait till they get more offers to see how high will you go. Then make you wait to see if you are even going to get it. Its called legal lying. And untill they get there crap together realtors should refuse to handle them. that would make them reconsider how they handle these deals.

Brenda you are right, I do not like short sales nor do I show them. I let all of my buyers know what they are getting into if they insist on a short sale property then I refer them to another Realtor. A willing and able buyer takes the chance of loosing out on great home deals while they wait on an answer. I have seen way to many angry buyers who have not had there bid taken and find out that the home ranked number two on the list has been sold also. With all the good deals being sold quickly it is crazy to wait 90 days for a answer while homes here are selling at a rate of around one hundred a week. Your Realtor should have explained all of this to you from the first day. Good Luck!

What can we do about a realtor that has a house under her listing, but she refuses to answer her phone or return an email

Hi Brenda,
Nice to hear from you again!!!!! Well I guess it can be frustrating, But maybe something happen too. Are you working with a Realtor?
The reason I ask is the benefit of working with a realtor, and have them find the answers you may need it. I am still amazing how many buyers out there driving around, calling every single realtor in town, when for FREE they can get a list of available homes and then drive and select the ones they would consider to look at.
If you want to buy do it now, and no matter who you get as a Realtor, they can give you that information. If you want email me the address or MLS number and I can search for you. Not a problem.
