Open House visitors: I love you but...

I held an open house this weekend and was pleased to see increased traffic, both in Bellevue and in Kirkland.  However, I wanted to comment on the behavior of people who visited.  If you want to come in and look around someone else's house, but don't want to talk to the site agent, then you're just being rude.  Some visitors claimed to have an agent and didn't want to talk to me, and in one case when I asked a lady who her agent was she said "I don't know his name."  Come on, Really?  Other visitors tried to present themselves as buyers, but it takes about 5 seconds to figure out someone is a curious neighbor or in need of remodeling ideas.

Here's some advice--Be honest.  That's what I do--And I'm the agent!  Tell me why you're here and I'll do what I can to give you the information you need.

Visitors should understand - we don't mind if you're just neighborhood visitors. We actually appreciate neighbors looking at the home and talking about it with their friends later. Just come up and tell us - I'm a neighbor who just wants to nose around. We'll be happy to let you tour the home, and you'll be done with our questions.

See, its the damage that has been done over this last decade in real estate. This may shock you but PEOPLE DO NOT LIKE REALTORS. LET ME SAY THIS AGAIN...PEOPLE DO NOT LIKE US! We are 3rd in line behind Lawyers, Used Car Sales people, and then Realtors.

In speaking to 1000's of people at the Home Shows year after year its obvious. Give the people what they have been asking for. Good Lord! Be happy someone even came INTO your Open House.

Ray, you're such a pessimist! My clients happen to like me very much and continue to recommend me to their friends and family. I'm not addressing anyone's perception of Realtors (and there are a lot of BAD agents out there--I know because I have to work with them)--I'm speaking to COMMON COURTESY. These people are coming into a stranger's house to nose around and it's rude of them to think that by simply doing this they are doing anyone a favor.

Give up the open houses! Only looky-loos, drive-bys who can't afford the house and not-ready-to-buy buyers go to them, anyhow. Real buyers set appointments. Open house visitors know that the agent is there just as a meet and greet for potential new clients anyhow and are sick of being "sold" by some eager beaver agent. I rarely waste the seller's time with open houses anymore.

Ray, so what are the people asking for at the home shows?

Kristin, I agree with you. I was doing it for a different agent. I generally don't hold opens at my own listings. :)

We still do open houses. Its a great place to meet new people and find out how people view the home you have marketed. People are amazingly honest!

I think 1 in 95 houses for sale will get in contract and close because of an open house? (correct me if I’m wrong) Hey that is still a deal, but the truth is, if someone is driving around a neighborhood and is serious about seeing a house, they will call their agent or the listing agent to get in and see it. I agree that open houses waste the sellers time especially when you consider most sellers will clean and pick up just to have the open house. I find neighbors will usually wander in during broker’s opens and are honest that they are neighbors during those unusual hours for an open house.

In defense of not-ready-to-buy-buyers and open houses - open houses are important opportunities for us to get our feet wet looking at the market, GET serious and settle on what we want while not wasting an agent's time making appointments to look at homes we aren't ready to buy either. Think of open houses as planting seeds for efficient buying down the road. More of an invest in time for the overall real estate market and profession as opposed to a direct investment in your business.

For instance, I didn't use a buyer's agent. My family and I drove around weekends looking at mostly the outsides of homes and the neighborhoods. On a few occasions we did go to open houses and they helped us get an idea of what we wanted for the money we were willing to plunk down. I trolled the real estate sites staying on top of new listings with eyes on the bed/bath counts I wanted in the areas I wanted. So, when I found THE ONE, we were able to jump on it. Nobody's time was wasted.

Coincidentally, we were really interested in looking at another home the week before we bought THE ONE. I called the listing agent to see if we could get in and look at it soon. She told me that the sellers were too busy that weekend but that she would hold an open house the following weekend. I had to call her the day of the open house and tell her we just went under contract.
