    With the increasing number of homes on the market, finding an expert in your area is crucial. Recently, I had met with new clients who were interested in marketing their property for sale. After touring the property inside/ out and gathering important information on their home, I returned and presented them with a detailed Comparative Market Analysis(CMA).  After my presentation, they had shared that another agent had provided them with a CMA that had concluded a drastically different listing price. I had reviewed the previous CMA  and quickly found out why this had occured. The closed properties in the report had ranged in over $200,000 dollars, some homes had closed 10 months prior, sizes ranged over 1,000 sq.ft., number of bedrooms/style of home were not taken into consideration, short sales/foreclosures were also included. The suggested list price was about $50,000 under the current competition/closed prices. There were certainly no of shortage of comps regarding this property. Please don't let this happen to you, don't let your home be undersold for a quick buck. I hope this helps any future sellers out there.

     With the abundant supply of homes on the market, buyers are currently faced with more options than ever. After determining your price range, make a list of your "needs" vs. "wants". My motto is, "Don't Sweat The Small Stuff". Start with the necessities, number of bedrooms, bathrooms, garage, basement, etc. and the LOCATION. The features and decor of the home can always be modified however, the location is permanent. Choose an area that suits your lifestyle. If you are new to the area, working with an expert is vital. In this case, tours of the beaches, parks, shopping malls, schools, churches and hospitals will help you make a better informed decision.  Always remember to use your imagination when viewing potential homes. For many buyers, looking past old wallpaper, ugly colors or dated cabinets can be a challenge. Do not settle on location and find a property that you are able to transform into the Perfect Home.
