  • Buying A New Home? DO NOT Move In Before Changing The Locks

Posted Under: General Area in Las Vegas, Home Buying in Las Vegas, Foreclosure in Las Vegas  |  July 19, 2014 1:38 PM  |  47 views  |  No comments

Las Vegas, Nevada -- After looking at dozens of homes, you finally find the perfect house and get your offer accepted.  It’s an exciting time, however, before picking out your new paint or calling the moving truck, there are a few things you must do in order to protect yourself and your family.

When buying a house, you should never, ever move your personal belongings into the home until you have a locksmith change ALL THE LOCKS. You have no idea who still has a copy of the key (i.e. previous owners, past tenants, kids of past owners, their boyfriend’s, girlfriends, neighbors, cleaning companies, etc.) Same goes for mailbox keys. Go to the Post Office and have them change the lock on your mailbox. You certainly don't want a past owner, or tenant using a copy of the mailbox key and stealing your account numbers, credit cards, etc. Garage remotes too!!!! Do you really want the prior owners old nasty remote? (Maybe they didn't wash their hands or have good hygiene?) You can get a new universal garage remote at Home Depot for around $30 bucks and it takes seconds to program. Does the home have a keyless entry on the front door or garage? Change the code!

Las Vegas has led the nation in foreclosures, short sales, etc.  Many families lost their homes and investors have been buying everything in sight.  Additionally, thousands of homes in Las Vegas have been sold, (or flipped) several times over the past few years.  The last thing you need is to buy a home not knowing if a prior disgruntled owner or tenant still has copies of the keys and/or remotes.

We live in complicated times. Protect your home and your family!!!! Myers Team owners, Bill and Francoise Myers with Simply Vegas Real Estate are nationally recognized as Las Vegas Top Real Estate Agents.

If you call The Myers Team to buy or sell your home, we can do all the above for you as part of our service. Some agents will give you wine or flowers as a homecoming gift; however, The Myers Team believes the safety of your family is a top priority.

Las Vegas, Nevada – How do you choose the right person to short sell your home?  Should you hire the company with the most billboards around town, or the person with the most commercials on the radio or TV?  Wouldn't it make more sense to choose the Real Estate team who has successfully closed the most short sale transactions in Las Vegas?

A recent report named The Myers Team the #1 Short Sale Realtors in Nevada.  According to the report, The Myers Team with Simply Vegas Real Estate has negotiated more short sale approvals and closed more short sale listing transactions than any non-lawyer affiliated Realtor or Broker in Las Vegas.

Additionally, the Myers Team are licensed to handle short sales with Bank of America, Wells Fargo, Nationstar, Chase, US Bank, Greentree in addition to hundreds of other banks.

The Myers Team is nationally recognized as one of the most influential figures in Real Estate today.  According to Myers Team owner, Bill Myers, “Surrendering a home worth half of what you owe is NOT a failure, it's a business decision.  A short sale is an opportunity for you and your family to take control and walk away free and clear. Nobody wants to lose their home; however, loan modification doesn’t work and there is no need to go down with a sinking ship.  Homeowners need to know when to say enough is enough.”

In the distressed Las Vegas housing market, many Realtors and Attorneys are calling themselves short sale experts; however, what criterion constitutes an expert?  A Realtor in Las Vegas can become a “Certified Short Sale Expert” by attending a one day class at the Board of Real Estate.  The ability to be called an expert in any field should be based upon performance and consistent results; not based upon attending an afternoon seminar.” Myers added, “This would be the same as declaring yourself a ‘home run expert’ after attending a one-day baseball class yet never picking up a bat or actually hitting a ball.”  The Myers Team has continually broken sales records, and when it comes to short sale transactions, they are considered by most experts to be industry leaders.

Bill and Francoise Myers have helped hundreds of Las Vegas families avoid foreclosure.  Myers said, “Sellers facing foreclosure must remember that banks are not looking out for you or your family.  When you work with The Myers Team, our job is to get between you and the bank.  We represent our clients, NOT the banks.  It is our job to negotiate the best possible outcome.
